Cokeville Wy? Why not Cokeville WySomeone in Cokeville Wyoming is getting a 203k loan. You have to love FHA/HUD when they say you can only get $100 for a draw inspection but expect you to do whatever comes your way, or turn it down. Anyhow, we have an order in Cokeville, we can't do the draws as they are just too far away so what do you do? I refuse to leave clients stranded with no way to get the loan they need so we will find a way to get these people served with the program.I need a home inspector in Cokeville if anyone knows someone it would be nice.

The 2011 One-Shoe-Off Award goes to Hannah Jane Demler.   Wyoming’s cross country season was about to draw to a close.  The  Star Valley (Afton, WY) girls cross country track  team, having had a great season was headed for Douglas, a seven hour bus ride.   The girls had winning  the team title on their collective mind.  With aspirations  and energy high they had prepared for running the open-air course over earth, grass, and even gravel. This was Freshman,  Hannah Demler’s first trip with the varsity to Douglas. The youngest member of the team, she had solidly positioned herself as the fourth runner. What would happen as she stepped up to the starting  arc would be a surprise. The official fired the pistol and off they raced. (photo courtesy of wikipedia)   But, OH NO!,  just one hund...

Star Valley, like many rural real estate markets, is very unique! Almost every piece of land has an easement of some type - electric and telephone utilities, irrigation ditches or distribution lines, access, road or highway easements (in many cases the property line will be the center of a road!). For the most part, the vast majority of homes have wells for culinary water and septic tanks for sewage. Surveys, water quality testing, septic tank pumping type issues are the norm rather than the exception! The industry standard of determining a price for a house is the Comparable Market Analysis (CMA). Ideally, a CMA will show exactly what properties that are similar to your home sold for within a recent time frame. "Similar" properties and "recent sales" in Star Valley are very different t...

Snake River Canyon Last week I had the pleasure of taking a buyer to look at properties in Star Valley (Alpine, WY) 35 miles south of Jackson.  Driving through Snake River Canyon the scenery was absolutely spectacular. It was a warm day but as you can see some snow remains in mountains and along the banks of the river.  We saw mountain goats grazing on the hillside above the road.  A few lucky folks were navigating the river in their rafts and a few were fishing along the bank. Real Estate in Star Valley If Jackson prices don't suit your pocketbook, you might want to check out Alpine.  There are some wonderful homes starting in the $300k price range, and a beautiful, new executive-type home with 360 degree mountain views, can be found in the $600k range. Alpine has a private airport wh...

Under the wide and starry sky,Dig the grave and let me lie.Glad did I live and gladly die,And I laid me down with a will. This be the verse you grave for me:Here he lies where he longed to be;Home is the sailor, home from sea.And the hunter home from the hill.R. L. Stevenson (1859-1894) This inscription from Robert Louis Stevenson's gravestone sums up how I felt the first time I saw Star Valley.  I believe the last verse captures a common longing that we humans have - after separation from family and friends whether it is due to work, travel, or military - for a home of peace, tranquility, intimacy and unconditional acceptance. These were the feelings I had on a cold, winter day in January of 1966! I was a twenty year old, Army Staff Sergeant just back from two back-to-back tours overseas...
