Ski season is coming to an end, but the spring skiing in Jackson Holehas been a pleasant surprise.  With the sun and warmth it's great just to be outside.  The mornings are filled with top to bottom groomers and as the sun hits the snow, the off-trail softens into a nice corn and you can go pretty much anywhere.  Just keep your eye out because there are shark fins lurking ahead.  If there are no more storms heading this way, then I think we may have skied our last lower face yesterday as the snow at the bottom is becoming sparse.  If you want to get out and get a sun tan, it should be pretty darn warm this week with a little storm moving through mid-week.  We're running out of time so get out there and enjoy the snow!  Looking forward to rafting trips, weddings, fishing and more this s...

Jackson Hole real estate sales are up!  An article in today's paper re-affirms my post yesterday.  Please see this link to find the story: http://www.jhnewsandguide.com/article.php?art_id=5702 I still believe that there are hard times to come, but again there seems to be a perception with many buyers that they need to make there move now or they might miss their chance at that "unbelievable deal."  There are plenty of listings and deals to still be had, but with this news sellers may start holding a little firmer to their prices especially with summer around the corner. Speaking of summer, that means fishing will be here soon!

Much needed snow is falling in Jackson Hole!!  We received 8 inches last night and we're supposed to get 6-8 inches during the day today.  Our total snowfall is nearing 200 inches.  Way down from last year, but it looks like there will be some powder to be had this weekend! Here's another tidbit of Jackson real estate history. This building is located on the corner of Willow and East Hansen in east Jackson, but it started life as a schoolhouse on West Broadway where New York Subs (another Jackson Hole favorite!) is now located. After the schoolhouse was moved, the building was home to Wind River Herb Factory, and then was the home to The Yoga Room, operated by Margot Snowden. This iconic Jackson Hole building is right on the Town Square, and was home to Jackson Drug for decades. Generations of visitors to Jackson Hole remember getting an ice cream shake at the famed soda bar in the building. Built in 1932, the building has a stacked stone foundation, a basement, and two floors above ground. It seems like I'm on tax theme as I blog today.  Recently I've received a lot of questions about property taxes and how they are calculated from those looking to relocate to Jackson Hole.  First Teton County enjoys one of the lowest property tax rates anywhere in the country.  In fact the only states with significantly lower taxes would be Alabama and Louisiana (2006: American Community Survey, Tax Foundation Calculations). Teton County uses a mill levy applied to an assessed value that works something like this:   Let's say the property is worth $1,000,000, and the mill levy rate is $57.32. Multiply $1,000,000 (appraised value) by 9.5% to get $95,000 (assessed value). Now multiply $95,000 (assessed value) by 0.05732 (mill levy divided by $1,000) to get $5,445.40 (annual taxes).   For t...
