My son Spencer and I took a break in the Waukesha County real estate market today and spent some time today and went to the Milwaukee lake front. A gem of an attraction exists in Discovery World. This place is absolutely fascinating with ships, aquariums, music, energy sources, robotics, and just about anything that a kid, and a big kid would be entertained by. With the upcoming tax deadline approaching fast on April 15th it only gives first time home buyers that much more reason to enjoy that date. There are many reasons why you may want to buy a home, but when you add in the fact that you may qualify for a $8,000 tax credit, and it does not have to be paid back, it really sweetens the pie. We live in challenging times and recently we have had the pleasure of seeing lots of activity again in the Waukesha Real Estate market. The sales were down 8 sales in March 2009 compared to 2008.  Year to date the closings are down 36 compared to 2008.  However, the good news is the new listings are down 65 in March 2009 compared to March 2008 and year to date down 123 listings.  This will be helpful in reducing the selection and help sellers. Reviewing the 59 closings, the average sold price was $219,599, average list to sell ratio of 95.01 and a list to sale ratio from the original list price of 91.30%.  The average time on the market was 106 days.   There are currently 47 accepted offers to make April a good month as of 4/4/09.   There are currently 642 listings on the market with an average list price of $244,139. I have my goals and I look at them everyday. I see one being accomplished that much faster with the return of the white stuff; that being snow. Two days ago I was walking in Delafield, and it was fifty degrees. Then last night, and this morning the snow was out in driving force again. It would be hard to find a state that is as beautiful as Wisconsin, and the Lake Country where I live in is spectacular.
