Looking closely at MLS statistics and hearing the publics plans and opinions gives credence to an effort of the markets natural desire of balance. If you've ever listened to most real estate agent they talk about their websites (this is a bare minimum for being in the business), for sale sign, newspaper advertising (it doesn't work anymore), open houses (little effect), blah, blah, blah. Truth is you need to be able to reach the masses through effective online marketing and price it at orbelow market. Period. Sure, for sale signs still help, but they don't sell houses. And neither do websites. Whatever you do, price the house correctly. And then, spread the word. While all these efforts can be expensive, selling by owner will only delay your efforts and then, if you happen to snag a wandering buyer, you might be lucky to "net" the same amount of money had it been listed with a professional Realtor. I think it is amazing that we have the Government offering this fantastic Stimulus to First Time Home Buyers and Those who have not owned a personal residence in 3 years-The $ 8000 Home Buyer Tax Credit but that few Home Buyers understand it. Through the premature news reports when this Law was just a bill, Many people are confused with amounts, the terms, and truth. Just the other night I was showing a home to a couple who were first time Buyers and they were under the impression that this tax credit was just some kind of write-off on their income taxes. As a Realtor working in the Green Bay Real Estate Industry for the last 3.5 years it suprises me how many times I have run into a sitution where a seller tells me that another agent told them they could get them X.   You can safely assume that many times X is way higher than recent comparables of the property.   Why would a Professional Realtor possibly set themselves up to disappoint their clients?   Are they scared of having a hard conversation with their potential client?  It sure seems like a lot of agents are afraid of how the seller will interpret a realistic listing price.  Some agents seem to feel if they set the price high they'll get hired.  A quote from A Few Good Men comes to my mind, "You can't handle the truth." Today I was having lunch at Los Banditos with my good friend Chad Micoley and he was talking to me about a huge tragedy for one of his friends.  Their house caught on fire last night  and they thankfully escaped with minor injuries but all of their belonging's clothes and such are gone.  We are trying to organize a relief effort for this wonderful family!  If you are willing to help with gift cards for grocery stores, restaurants, department stores really anything can help or even cash donations. I was reading the Milwaukee Journal Sentinel on Friday and came across and an article that really got me excited.   Associated Bank is the number one Small Business Adminstration Lender in Wisconsin.  The national media doom and gloom is not as apparent as one would think in Wisconsin.   We need to look at our local Green Bay Real Estate Market and analyze the situation before we come to some conclusion based on national media sources.   Kerry Barlow Senior Vice Prsident of Associated Bank is quoted as saying "We are on the street every day letting businesses know that we are open and still lending" Barlow said. December 14th 2008 was a very dreary day in the City of Green Bay.  Snow was melting and it was very gloomy the whole day.  Our Green Bay Packers went out and embarked on a journey to good ole city Jacksonville Florida. We played The Jacksonsville Jag's who are in a very similiar position as we are.  They were projected to be one of the top teams and slowly drifted away.  We had a multiple opportunities to win todays game we just couldn't do it.  This is the same thing that has happened in 5 games this season.  So close but so far away.  I'm always trying to look for the positive even when things are apparently negative.   We have an opportunity to get some really good draft pics and to rebuild in the next season.  No playoffs for my Beloved Green Bay Packers this year its hard to stoma...

The Village of Howard is having a board meeting to discuss a planned unit development that is proposed to be built at 793 Frederic Court near Highway 29 and FF. The development is proposed to be built on a 35 acre plot and will include roughly 25 acres for the apartment complex and the remaining acreage for a commercial office property. This would be a multiple phase project with the Apartment being the first phase. Whenever plans of this nature are proposed there will be some feedback from the local community. So i'm reading Yahoo yesterday and the main headline was "Favre commits football treason, shares Packers Plans".  I'm a heavy supporter of Brett Favre he has been an instrumental part of my football life.  I'm very suprised by Brett's actions and I want to believe that there is more than what meets the eye on this whole situation.  The Green Bay Packers really did a poor job of handling the whole Favre saga in my personal opinion.  It seemed just to fishy and that there was alot more going on than what meets the eye.  With that being said i'm sure there was some fury between Ted Thompson and Mike McCarthy, while else would they hire some Public Relations person with White House experience to handle it all.   So is there any excuse to go and talk to a division rivial about our game plan...

This past weekend I took the Little Man and the family down to the Green Bay Wisconsin National Railroad Museum for the Great Pumpkin Train Ride.  We've taken the little man to the National Railroad museum many time before in the past.  He has a sincere passion for anything train related.  His orginal love has came from the ever popular kid's show " Thomas the Train".  If you have any young children I can safely assume that they probably enjoy  "Thomas the Train".  The great thing about Green Bays National Railroad Museum is they have alot of different activities for kids of all ages.  This weekend they had the Great Pumpkin Ride which took the kids to their very own private pumpkin patch where they could choose their very own pumpkin.
