There were 57 sales during June 2009 with an average sales price $321,513 and a 94.89% list to sale price. In addition, there were 44 accepted offers with future closing dates. During June 2009 there were 2 more sales when compared to June 2008.  The listings also increased during June 2009 compared to June 2008.  The number of new listings added in June 2009 was 15 more than in June 2008. Currently there are 543 properties listed with an average list price of $371,437 and have been on the market 149 days. Most sales during June 2009 have been in the $225,000 $300,000 range.

There is currently 486 properties with an average list price of $374,811 and an average list price of 142 days.   Eleven properties have accpeted offers with an average list price of $298,254 with an average time on the market of 116 days.   During April there were 24 properties that sold with and average sold price of $273,170 with an average time on the market of 79 days.   There is currently a 20.25 month supply of properties on the market.

The March closings were a little down compared to 2008 results.  In March 2009 there were 4 less sales compared to 2008.  However, year to date, the number of sales closed are 3 above 2008 results at this time last year.  The listings increased in March 2009 compared to 2008, there were 86 new listings compared to 66 added in 2008.  In fact every month this year there have been more listing added in Brookfield when compared to last year.  There has been a total of 36 more new listing added this year compared to 2008. Not too far from the City of Brookfield sits a charming area known as the Village of Elm Grove. It would seem that just when I get my goals all ready to be laminated, I wind up with the need to review, reconstruct, and alter them to be attainable. I remember Mike Ferry once saying "Too high of goals can suggest failure, but lack of goals can guarantee it." Indeed, I think Mike was absolutely right. It has been my observation that over the years I have had to redo my goals at certain times of the year. I would think that this is no different than maintaining a car; without proper maintenance the car will just not function properly. Sales of Condominiums in Brookfield show a total of 52 year to date.  This is considerably slower than the 2007 numbers.  The total for 2007 was 93 sales.  There likely will be some properties closing before year end, changing the numbers a little bit. New listings coming on the market are down 14% from last year.  This leaves a great supply of inventory for buyers to choose from. If you are thinking of purchasing a condo in Brookfield, there has not been a time that this much inventory was available to you.  With interest rates dropping to the low 5% range, this is a fantastic time to buy!  No one knows when the bottom of the market actually "is".  We can only look backwards once sales pick up.  Don't let this great time pass you by.   The numbers are now in for November Sales.  The market is down from last year, Sales are 22 for the month, with 35 last year for the same period.  This is a drop of 13% from last year. Listings are also down - with 45 new listings, last year there were 50 new properties on the market.  This is a 5% decrease. Brookfield has experienced sales on a monthly basis this year that are above and below last years' numbers.  There isn't a consistent pattern of increasing or decreasing numbers. The numbers for September and October were a bit better than the 2007 sold numbers. October Sales in 2007 were 25, this year was 23.  September sales this year were 39 - up from 32 last year. New listings in October were u pto 58  --  from  49 last year.  Since January we have seen fewer homes coming on the market than 2007.   Year to date sales are down almost 13% and listing inventory is down almost 21%. Current inventory is 246 homes on the market.  This means that there is 10 months of inventory on the market currently indicating that it is still a "buyers market" in the marketplace. When I was younger I would drive through Brookfield, and at that time it was just a concept of building out Bluemound Road as to what it is today. In Brookfield, there are wonderful subdivisions, and combined with a corridor that has fine business, shops, and Brookfield Square, which is a very large mall.  Things have certainly changed over the years, but Brookfield still maintains it's charm and also offers a wonderful and thriving business atmosphere as well. What in the world am I going to blog about?  I've really gotten caught up in the whole Brett Favre saga.  Now it's back to real estate and what can I write to add to Localism?  It is summer and there are a million things to do.... but I can't seem to forget...it's like something / someone has died..... I really am sad about Brett.  I really like the Packers, as I have been a fan since I was old enough to say "Bart Starr".  My Dad loved 'em - so I did.  What more can I say? I think Brett may be the best quarterback ever.  I hope his new coaching staff can help him focus and be all the best he can be.  He sure lives/breathes his football. I haven't signed up for my yearly trips up to Green Bay, haven't decided whether or not to go to a game.  I have gotten burned out by the really REALLY ...
