Spring is almost here! Did you change your clocks? Do you know what that means?    When trying to sell you home, nothing is more unfavorable than a cluttered home. More than likely, there are many areas in your home that need spring cleaning.  Here is a quick checklist to help you declutter: Entryway: This is the first area prospective buyers will see, so remove items like coats, shoes, and other items that may ruin the first impression. I am so proud of my community.  I am sold on Walla Walla having lived here since 1991.  I love watching the county grow and change.  It just keeps getting better and better.  We have over 160 wineries, 3 Colleges and two hospitals, one of which is a V.A. Hospital.  Our downtown is charming with the restaurants and boutiques, not to mention the tasting rooms.  I recently stumbled across yet another article that talked about "The 10 Most Charming Cities" and sure enough. . .Walla Walla made the list.  I have included the link.  The people are friendly; we have four fabulous seasons and approximately 300 days of sunshine a year.  An active community with loads of things to do.  Little to no traffic and our cost of living is reasonable.  Come check out Walla Walla and see for yourself!

There’s a reason that Olympia home loan providers sometimes choose to lead their ads with a ‘lock’ provision. They know that potential clients likely to be enticed by low Olympia mortgage rate numbers are fairly sophisticated—they know that today’s mortgage rate is not necessarily tomorrow’s. By the time a home loan is finalized, the headlined number could be less favorable; hence, the ‘lock’ guarantees. For quite a while—years, actually— Olympia mortgage rates have behaved themselves pretty much the way we’d like. There may have been occasional minor upticks, but seldom any that would cause serious consternation. The interest rate hikes which some experts had predicted for 2014 and 2015 never seemed to materialize: every notch up was followed by notches back down. Mortgage rate volatil...

Do you ever ask yourself. . .How much is too much?           The deliberate choices we make on a daily basis. . .What we say, where we go, what we post online, who we associate with, and what attitude we express can protect us from a dangerous situation and ensure our safety, or bring about potentially harmful circumstances. Blessings are all around us.  A key part of receiving blessings is to be a blessing to others.  Blessings come in all forms from - making a nice meal, opening your home, going the extra mile to help someone, reaching out and showing someone you care.  It can be the smallest thing like saying, "I am glad you are here" or offering a smile to someone.  The 26 Acts of Kindness is a good example.  So when we try to be a blessing to those around us and we are faced with p...

Today I am playing catch-up like mad.  I am overwhelmed and it is gloomy and raining outside.  On days like today, I do a lot of self-talk to cheer myself up!  What works best is when I start making a gratitude list where I count my blessings.  At the top of my "thankful list" is my son Bennie and my Niece Donara.  I thought I would share this photo and I hope it warms your heart like it does mine.  Wishing you all a Marvelous Monday!

Yesterday my son, Benjamin Don Bush finished the Crucible which earned him the title of U.S. Marine.  I am one proud Momma!  Only the Marines have 13 weeks of boot camp and the culminating event that creates the ultimate warrior is The Crucible.  The Crucible:The Crucible is a test every recruit must go through to become a Marine. It tests every recruit physically, mentally and morally and is the defining experience of recruit training. The Crucible takes place over 54-hours and includes food and sleep deprivation and over 45 miles of marching. The Crucible event pits teams of recruits against a barrage of day and night events requiring every recruit to work together to solve problems, overcome obstacles, and help each other along the way. The obstacles they face include long marches, ...

Renovation work must be completed in a workmanlike manner All work on an FHA 203k project must  be completed in a professional workmanlike manner. Here is a photo of an eave vent that was to be replaced... is it completed in a professinal workmanlike manner? I think not.   This home had 2 x 6 rafters and 5.25" x 22" eave vents were installed. This contractor wanted to replace them per the scope of work but he used a 3.25" x 22" eave vent intended for use on a 2 x 4" rafter.  He didn't find anything wrong with this installation but finally agreed to replace it once he realized no payment was ever going to be made till it was corrected. To think that this contractor had been "validated" by the lender. Of course it was not one of our regular contractors and with this installation would lik...

Summertime in the Arizona desert is beautiful.   Last night we had an incredible sunset as you can see.  The high winds and temperature changes allow this to happen.   Was it a little muggy last night?  Certainly, but the skies were incredible.    If you are interest in a home in Sun City Grand, Sun City West, Sun City Festival, Corte Bella, Arizona Traditions or Trilogy at Vistancia, please contact us.

Burbank Washington attracts many potential homebuyers for a variety of reasons. Some of the most prominent reasons are the schools, the rural feel without being too far from shopping and some bigger cities, employment, and the easy freeway access. Burbank is home to three schools, Columbia Elementary, Columbia Middle School, and Columbia High School. Homeowners in Burbank Washington love these schools because they are all situated right next to each other and great for families with kids at more than one school. The schools are also fairly small schools. The rural feel of Burbank Washington also draws many potential homebuyers. Burbank Washington is spread out enough to give a homeowner privacy and lots of possibilities in what to use the land for. An attractive feature of Burbank Washi...

It's become a price war out there.  Home owner's want to sell their homes for top dollar, while buyers are patiently waiting for the next price reduction.  What to do...what to do... Price it right in the beginning.  A house that is priced accordingly will produce more activity and sell quicker than a home that isn't priced right - we all KNOW this....yet we give in....we bend to the will of sellers because ultimately we don't want to lose the sale and its their home - its their decision.  So how can you avoid this pitfall?  Show sellers the comps they are bond to come up against in the face of an appraisal.  Remind them, YOU do not dictate pricing and that buyers in this market will patiently wait for the price to move itself back down the price-o-meter. Explain and stand behind your p...

For those of you who know me. . .Well, you are aware of my love affair with CNBC.  Below is a short clip from today that is worth blogging about.  I follow the Case Shiller Home Price Index along with stats that are published by NAR. . .etc.   Basically, we have The Realists vs. The Optimists "in the great real estate debate".  So, let's get real shall we?  In the segment below, I think Cameron hit the nail on the head and Patrick needs to pull his head out of the sand.   My commentary continued. . . Something has to change and soon.  At Preferred Properties ~ we are being as creative and proactive as possible with lease/options and owner contracts/financing, but it would help our market tremendously if they would ease up on the lending guidelines. . .Which would increase employment bot...

Along with success comes a reputation for wisdom. Euripides    They can because they think they can. November’s home sales rose a modest 2 percent, surprising some Northwest MLS Brokers! KIRKLAND, Wash. (Dec. 6, 2010) – Northwest Multiple Listing Service members recorded a few pleasant surprises last month. Pending sales during November outgained the same month a year ago, marking the first year-over-year increase since April, when the tax credits expired. Also noted as encouraging were an upswing in relocation sales, shrinkage in the number of new listings added to inventory, and a year-to-date volume of closed sales that is outpacing 2009. Northwest MLS director OB Jacobi described last month’s gain in the number of transactions written as “surprising.” “That’s surprising, since November is typically one of the slowest sales months of the year, and this year we essentially lost a wee...
