One of West Richland's most conviently located neighborhoods is Bird Hill.  Locals refer to the area as Bird Hill based upon the names of the local streets.  Grouse, Blue Heron, Seahawk, Pheasant, Hummingbird, Blue Jay, Sparrow etc, you get the picture. :)Home styles in the Bird Hill neighborhood vary from modest 1 story ranch or rambler models to 2 story and split entry floor plans.  Most homes are located on well kept, generous sized lots that offer mature landscaping and fencing. The quiet streets are well designed to reduce drive through traffic and many offer cul de sac's. Nearby grocery shopping is convenient at the local Yokes grocery store located just across Paradise.  Depending on how large a trip you are making, Yokes is walking distance to the neighborhood.More shopping varie...

Marketing Tri Cities Real Estate - What's the First Priority? Marketing the Home or the Agent? That may sound like a silly question if you are someone thinking of listing your home in the Tri Cities today. You are hiring an agent to market your home, right? Look at 90% of the marketing that you see and ask yourself what stands out in the ads most. The homes or the agent? A little eye opening perhaps? "Branding" is a marketing term. Branding is a good thing for the object being sold. Would you like to brand your house or would you like to brand your agent? These agents aren't trying to slight you they are just doing business the way it has always been done. Things are changing. Your home cant tweet! Your home can have it's very own site. Your home can blog. Your home can create a followi...

West Richland is expanding so quickly it has earned the nickname of “the fourth city” of the Tri-Cities in Washington. It is easy to see why so many people are drawn to West Richland as it is the ideal place to raise a family. With the Bombing Range Road Athletic Complex at the center of the city, recreation options are not hard to come by. There are three elementary schools to choose from in West Richland, and one middle school. The fact that there are so many schools in this town says a lot about the positive environment of the town. Crime rates are extremely low, and the neighborhoods are extremely kid-oriented with parks, swimming pools, ponds, walking and bicycling paths and the public library situated right in the middle of town. Every year West Richland puts on a Veteran’s Day Pa...

The mature landscaping as well as the community parks are draws to some. While the close proximity of shopping is a draw to others with Yokes, Wal-Mart, Target, Home Depot, and quite a few other businesses within five miles of the area. There is also the draw of open spaces to consider when looking to buy in this community. Today, with the recession taking a toll on the world markets, dedicated real estate compromises too are underway. There are a number of real estate providers and news construction owners who are now making available lease to own housing options. These options provide the home owner with the unique opportunity of generating the rent for the leased property and assimilating the same with the home owner or property constructor as a cash down deposit when and as he wishes to own the property. The lease to own housing options offer the leaser of the premises the opportunity to tap on the potential of the premises and get used to the neighborhood. The lease to own housing option is ideal for the low income first time property investor. The person gets a fair chance at investigating the proper...

The demand for residential properties has absolutely grown. This is practically due to the increase in the county’s population. It is accustomed to many, that by the time you reach legal age, one opts to move out of the family home and seek for a place of his own. It could also be either a small family turns into bigger family that needs bigger space, or vise versa. This in-turn gives a lot of opportunity for individuals or companies who are in the real estate business. More and more urban areas are used for housing purposes, stretching towards the out skirts of major cities. A housing area is where you will find single family houses, multiple family houses such as condominiums, townhouses, manufacture and even mobile homes. The market for such residential properties puts up quite a com...

One of the first things that you should check on a potential fixer upper is all the windows and doors. If the windows are sticking and the doors are scraping the floor in way then you need to check the floor with a level because it is most likely sloping due to an unstable, shifting foundation. Leaking sub-floor plumbing or shallow foundation footings may be the cause. The question, is whether or not there is enough room under the home to allow you to get under it and jack it back up. Also, if it’s due to water problems there can also be severe dry rot issues as well. Originally posted at Tri Cities Wa Fixer Upper.

Urban dwellers definitely need to slow down and chill out. Follow these easy tips to create your own tranquil space. Get rid of clutter. Clear your space to clear your mind. It’s easier to relax when everything is organized. Stash the rest of your stuff behind closed doors to visually “clean” the place. Keep it simple. Pare down your furnishings to the bare essentials. Choose practical pieces that have clean, simple lines and material that are please to the eye and touch. Make it airy. Natural light can often define space while darkness can feel constraining, so let as much sunlight into your home as possible. Instead of using heavy drapery, opt for sheer curtains or blinds instead. Three home elements that will help you relax. Fragrance – Light up scented candles or burn oils to calm y...

The Columbia Generating Station is celebrating the 25th anniversary of the first fuel loading into the reactor this winter season. On Christmas morning 25 years ago, the company took its first steps into opening, loading the first bundle of nuclear fuel, during the 19 days following the initial load, 764 fuel assemblies were loaded. After all the fuel was loaded and the over vital components put together the vessel was then sealed on January 19, 1984. Beginning this day many tests were done and many people were trained to ensure the safety, quality, and reliability of the reactor until on December 13, 1984 the Commercial Operations were confirmed. The reactor is taken care of like clockwork, every 2 years one-third of the fuel is replaced and placed in a used fuel pool to cool and then ...

Come and join in on a Badger Mountain hike for exercise, education, fun, and spectacular views of the Columbia Basin. Local experts can tell us the story of Badger Mountain. Come and learn about the largest fresh water floods that ever occurred. From the Friends of Badger Mountain website: "We are a group of local residents who came together in early 2003 to see if we could preserve our local ridges for their scenic view and as open space. We believed something must be done before their beauty was permanently changed by irreversible development. When we learned that 574 acres was for sale on the crest and slopes of Badger Mountain, our goal became to acquire this land to be held as open space. We named ourselves the Friends of Badger Mountain." •:*¨¨*:• Colleen Lane •:*¨¨*:•My ActiveRai...

In order for a luxury home real estate agent to specialize in the luxury home market a higher level of service(part 1) needs to be offered.  The obvious service(part 2) is placing the home on the MLS and placing a sign on the front yard. Though beyond this, there is more.  Creating a simple yet powerful flier which includes color, photos, and contact information.  Another method is offering a virtual tour of the home. A virtual tour allows a buyer to take an anonymous peek inside a home to help narrow down their search.  A less used resource is to email other luxury home real estate agents in the area to make them aware of the buyer or seller. Other real estate agents may have a listing or an upcoming listing which is not on the market yet, and/or a buyer who may be interested in your ...
