  Real Estate Market Report for Washougal Washington, December 2009 A few days ago we logged into the MLS for Vancouver and Washougal to obtain a quick snap-shot view of what happened real estate wise within the confines of Washougal, in Clark County Washington. Here is what we have to report: From this quick view we see three (3) fewer Pending transaction compared to last month, as well as slightly less than one year's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 40.9% of the Active homes listed (38.0% last month), yet they represent about 72.2% of the homes going under contract (52.4% last month). Rip Roaring, Fast and Loud! Washougal MX 2010 will be hosted again up the Washougal River past the six mile marker at the Motorcross Track. It has become quite famous throughout the United States. All of Camas and Washougal, WA seem to come alive on the third weekend in July. There are big banners and advertisements screaming, "Welcome MotorCross!!" There are food vendors and gas stations all vying for the Motorcross business. It is a big deal here for our tourism. We are happy to have the Motorcross here! In a few days my husband and I will celebrate our 39th Anniversary. He jokingly tells people that I keep a big rock on my bedside table. Washougal High School ASB students organized a huge school and community food drive and collected 35,560 lbs. of canned food and toys. This record donation will go to Children's Home Society's East County Family Resource Center, to help local families in need. Students were pulling dollar bills of their own money out of their pockets to donate during an assembly in an effort to beat rival, Camas High School, which resulted in hundreds of extra dollars to contribute to the cause. In addition, they sold raffle tickets, sang Christmas carols at Safeway, held signs asking for contributions on many Washougal street corners, and more. Good job guys.... you make us proud!

The Washougal River is lower than I've seen it in the ten years that we have lived here. I feel sorry for the poor Salmon who are trying to make it up river to spawn. The salmon are coming back from a year or two in the ocean and are headed to a great fish hatchery about 15-20 miles up the Washougal River. Very often you can watch the Salmon splash through the rocks or perhaps gather in great schools and swarm round and round in the pools, trying to decide which of them will lead the way up through all the shallow rapids. This year, that will be very difficult for them because the river is so low. If you take a drive up the Washougal river to see the fish, you can stop at some of the pull-outs along the road, but standing on the bridges is the best way to watch the fish. There's also a ...

There is a second wave of foreclosures coming.  The one we have just gone through with all the "financial meltdown" was just the first of up to three waves of foreclosures.  The first one was the subprime mess, with lenders lending to people with subpar credit, that "surprise" did not or could not ultimately pay for the loans they signed up for. Has anyone else noticed this? You find a "great deal" for your buyers... You write an offer and submit it.  You wait a day or so and find out there are 8 more offers just like yours in?  Then it ends up selling over asking price.  One we put an offer in, list price $119,000, sold price $135,000, with 12 offers, 6 of them ALL CASH.  This has been happening in Los Angeles County, California for over a year.  Where a home may be listed for $400,000 (your standard 1,200 square foot 3 bedroom 1.5 bathroom home) and it ends up selling a month later for $454,000.  Not because the house is so wonderful, but because people get caught up in the bidding war and want to have what everyone wants to have (even if there are 6 more sitting on the street priced around $435,000). What a revelation!  Work smart and make more money!  Lately I have been doing what a friend, Derya Ruggles, calls "Day-Stacking," where I cram into one day what would normally be spread out over two or three days.   This translates into a morning showing, a mid-day open house and then another showing or listing presentation in the evening with previewing properties and paperwork for clients in between.  This type of day can easily be 14 to 15 hours long.  The great thing about Real Estate and Me is that I love it.  I honestly love helping people find that needle in a haystack.  It is a lot of work, but for me the intrinsic motivation is what keeps me going. Have you tried out the new little Ice Cream shoppe downtown Washougal?? The name is "Papa's" and the ice cream is delicious. The store offers hot dogs and a few other fun food items but the best part is that it has a candy store inside too. I also love that it has a WII game inside the store for anyone to try out. My grandson had his birthday party there earlier this fall. It's VERY economical to have a party there. They brought out a huge bowl with ten scoops of ice cream all covered in wild toppings. The cost was only about $25! Check it out! It's fun! It stays open until 9:00 pm too! They have Hot Chocolate for the cold evenings and faint of heart. Hint: The Licorice ice cream is fabulous but your mouth and teeth turn dark blue!!
