Home Sales Ratcheting up Slowly for Vancouver WA in April 2018 April's closed sales slowly improved, while new listings and pending sales posted good results. The main points for last month's Real Estate Sales in Vancouver include: 367 Resale Homes were sold in April 2018, which is 22 more (+6.4%) homes than were sold in April 2017.   The 3-Month Moving Average Price Trend Line is 12.17% higher than the prior year; with the 12-Month Moving Average now up 10.24%.  Short Sale /Pre-Foreclosure property sales were 0 unit (0% of total); down from April 2017's 4 (1.2% of total). Recently, while shooting a lifestyle video for one of our listings in Felida, we had the camera overlooking a spot on the trail. It was a fortuitous spot to choose too. At first, we didn't notice the Great Blue Heron standing on the bank. Nature has ensured these wading birds easily blend in with the habitat along waterways - where they frequently dine.  In addition to the benefit of natural camouflage, they are also able to stand motionless for extended periods of time, waiting patiently for prey to venture near. What a wonderful surprise to see this delightful creature make a move. Vancouver's Home Sales Again Made a Modest Upward Move this Month, While Inventory Also Moves Up in March 2018 This month posted an increase in closed sales from the prior month but, compared to March 2017 we are 46 units short. We're working with two couples who have decided it's time for one-level living. They both settled on Kingston Homes as the builder and a neighborhood called Jessie Hollow in Vancouver, Washington. One of the homes closed yesterday. We're excited for the buyers and know they're going to love their new home.
