A Slower Pace for Peak-Season Condo Sales for Vancouver WA in July 2018 Although the total unit-sales improved over the prior month, the big news is that for the year-to-date that total number is more than 12% behind where we were last year at this time. Here are some of the highlights for this month's report: Short term Condominium Sales Prices jumped-up from last month however, one luxury condo sale of $3M was the major factor.  The 3-Month Moving Average is now at $282,416 which is up 19.5% over the prior July; and the 12-Month Moving Average is up 16.61% from the prior year;     63 Resale Condominiums were sold in July, which is 14 fewer units sold (-18%) from July 2017, and only 7 more than last month;   REO/Bank Owned Condominium sales were 0 units (0% of total); down from 1 (1.3...

Home Sales Still Running Behind Last Year for Vancouver WA Although this month's closed unit-volume achieved last year's level, we are still very much behind in the number of homes sold year-to-date.  This report's main points for Vancouver Home Sales include: 462 Resale Homes were sold in July 2018, which is the same number as were sold in July 2017.   The 3-Month Moving Average Price Trend Line, while drifting slightly higher, is 10.15% higher than the prior year; with the 12-Month Moving Average now up 10.02%.  Short Sale /Pre-Foreclosure property sales were 2 unit (0.4% of total); no change from July 2017's 2 (0.4% of total). Hitting the Brakes for Real Estate Sales in June 2018 for Vancouver WA Did the "other shoe drop" for home sales in June?  We had been observing a slight slowing of unit-volume in prior months until June - when a 93-unit year-over-year drop took place!
