Sammamish WA median list price is $629,000 with 218 properties that have been on the market for an average of 243 days. Inventory has been tightening and days-on-market increasing recently.  The Market Action Index has been basically flat, not providing strong indication for market conditions.. In the Sahalee and Pine Lake Neighborhoods we have seen relatively strong sales as home sales have been exceeding new inventory for several weeks. As of 12/14/09 here are the real estate home sales stats for the all Neighborhoods in the Sammamish, Washington area. Sammamish Bank Owned and Short Sale Properties, What's a Good Deal? First, some numbers to put things into perspective. 244th Ave NE, Sammamish, Your Tax Dollars at Work.  Silent Sunday 244th  has been a road to somewhere...., but not there...., yet.  The new bridge and road in eastern Sammamish will soon allow homeowners in Vintage and surrounding neighborhoods direct access to Rachel Carson Elementary and Inglewood Jr. High.  It will be much easier for homeowners to make that trip, as well as commutes to Redmond and points east and west.  The colors of the trees and the construction equipment seemed vivid when I took this picture.  The construction equipment makes me think of Tonka Trucks and Tinker Toys.

Pine Lake Eagle & Crows, Sammamish WA   Checking on a listing in Pine Lake Heights in Sammamish we heard, “caw caw caw.”  Looking around we spot the object of all the ruckus, a beautiful bald eagle sitting nobly on the very top of a tree.  The crows apparently were jealous of the eagle and were trying to make his life miserable.  He truly didn’t seem to be bothered.   If you are planning to buy or sell in Sammamish, please contact Dan or Elsie Tabit with Northstone Real Estate.

25 pound Turkey, 10 pounds of mashed potatoes, moms recipe for stuffing and gallons of gravy, yams, green bean casserole, cranberry jello, lots of pie,  20 members of the family over for dinner, 9 kids from age 3 through 19 laughing, playing and having fun as a family; great! Beware of Bandits this Thanksgiving, Silent Sunday We've been hosting our family Thanksgiving feast the past couple years and frankly have inadequate room in our refrigerator.  We put a few items out on our deck to keep cool; it was near freezing so temperature was no problem.  Late that night, after everyone had gone home we had some bandits drop in for some stuffing.

Million Dollar Mobile Home?  Yes! I was out doing our normal Tuesday Tour of Brokers Open houses and stumbled upon something which surprised me.  A double wide mobile home on the market for over a million dollars, in fact it's $1,250,000 to be precise.  Built in 1993 it's fairly typical as mobile homes go.  1783 Square feet, 3 bedrooms, 2 baths, kitchen, living room, 2 car detached garage. Okay, why $1.25 million?  Are the fixtures solid gold?  Even with the current price of gold I'm not sure we'd make it there, but no.  Is it on 100 acres of prime land?  No, it's on a little over a quarter acre.  Is it built out of some exotic wood imported from South America, transported here on the back of an alpaca by a Peruvian native who grew the trees himself from saplings?  No, but nice guess.  ...

To most of you that aren't dependent on spell check you already knew that.  The point I am trying to make is when you hire a Realtor(R) you are hiring their team.  I have learned that the service on my transactions is only as good as the team I surround myself with. With the many aspects of one real estate transaction, even the best Realtor(R) can lose track of a tiny point that, left unattended can turn into a major issue.  Early in my career I didn't recognize the importance of a good escrow closer.  It cost me money but more importantly it cost me my integrity.  In a nutshell what happened was that the lender didn't get loan documentation to escrow in time to review that the loan was for more that the buyer wanted to borrow.  They had more funds that they wanted to put down on the n...

For our 25th anniversary, Elsie & I took a few days without kids and enjoyed spending time all around Mt. Rainier.  On this occasion, we had been up at the Paradise Visitors Center as the sun was fading. The sky began to change hues and we soaked it all in.  I only wish the pictures could truly capture what we saw and felt.
