Hello all:  Up here in the great Northwest, we had it better than the rest of the country as far as real estate declines.  The market is still active here, but slowing.  The announcement today by Washington Mutual that they were laying off 3,300 workers in their loan centers definitely hits home.  Up here, WaMu. is legendary and a formidable competitor.  I was talking to a manager I know at Wa.Mu. today and she indicated things were tough.  I think the slowdown is catching up to us.  My friend at WaMu. indicated it was their feeling the slowdown will last for the next 18 months.  For us in the Northwest, the real estate slowdown started the first part of 2007.  I know it started earlier for most of the rest of you.  Another friend of mine pegs our turnaround as Fall '08.  That might not...

You may have noticed the construction reader boards that just popped up along Duvall Avenue Northeast in the East Renton Highlands outside of the Orchards Subdivision. They are there to let drivers know that the City of Renton will be installing water and sewer mains along Duvall Avenue Northeast between Northeast 8th Street and Northeast 12th Street. According to the Renton Reporter, the purpose of this project is to improve fire protection, water quality and sewer flow capacity. The project will install approximately 1,322 linear feet of 12-inch diameter sanitary sewer main and 1,800 linear feet of 16-inch diameter water main.The construction project will begin on December 3rd and is scheduled for completion by spring of 2008. THE QUESTION: Why IS It a GREAT Time to BUY a Home or Condo!?!?! Let me explain it this way, it follows the law of supply and demand and is much more simple than some people would lead you to believe. When we are in a "seller's market" the interest rate is down and there is very little inventory. (This has been the case in the past couple of years) When we are in a "buyer's market" there are plenty of homes on the market but the interest rate goes up. (Hasn't been this way in Renton and Puget Sound in a long time) When the interest rate goes up you can not buy as much home for the money. We are in a "unique local market" in the fact there there are plenty of homes to see. AND the interest rates are low. Inventory in many of the local MLS areas is hovering around 6 months. The latest statistics I have are from Sept 2007.  Curently the Renton area has 10.2 months of inventory on hand.  Homes are taking an average of 55 days on the market to sell as opposed to 44 days in Novemeber last year.  The average sold price is $396,000 as opposed to $400,000 last year.  As you can see prices are still holding mostly steady.  They are taking a little bit longer to sell and we have a lot more inventory/competition.  It is a great time for Buyers to buy.  There is a lot more negotiating power for a buyer right now.  If you are thinking of buying an investment home/rental now is the time! I would be happy to answer any questions or sit down and work out goals and a plan with you.  Give me a call or email.Karen Jackson, John L . VETERANS DAY THOUGHTS, THANKS AND BLESSINGS As I contemplate our nation, I stop to honor the young men and women who have fought and those who died to guard our freedoms. My Dad, my older brother Jim, my friends and school mates during Viet Nam, my nephews Ross and Justin, and my neighbor Jeremy who have made it home.
