We are so lucky here in our little corner of the Olympic Peninsula to have this wonderful  Veterinary Clinic,  started by two amazing women, Drs. Joyce Murphy, and Virginia Johnson.  After about 10 years in an older building which lacked adequate space, ambience and parking, they have moved to a wonderful building which they remodeled with months of hard work.  They recently celebrated  with an open house, attended by hundreds of grateful and happy customers. Dr. Johnson treats pets with love and care and is very good at diagnosing illness.  I so appreciate her follow up phone calls, or prompt response to my calls.   She also shows concern for my pocket book by offering more than one solution whenever possible Dr. Murphy is a veterinarian ophthalmologist, who constantly save animals eye...

Still very much a Buyer's Market here in our little corner of the Pacific Northwest.  Residential sales for 2011 were down by just about 2% over 2010, and prices overall declined by about 9%. (Average statewide as well. ) REO properties accounted for about 20% of all residential sales.  Most popular price range was $150,000 to $350,000. Of the 4 major companies in the area,  John L Scott Port Townsend was the top selling agent with the highest number of residential sales with about 25% more sales than the closest competitor.

  17 entries this year, and the krazies are all out in their finest outfits.  The prize for  this race goes to  the most mediocre, and that means coming in 9th this year.  The entries have to have at least one wheel, traverse on land, sea and in the mud bogs. There can be a one man entry or a team of up to a dozen people.   Always fun and full of imgaination and crazy antics and fun to experience.  This is the perfect place for this event.

So far, this year is looking a lot like 2010 in our area.   YTD                # of sales             Ave. DOM             Median Price        # of REO 2010             210                     168                    264,000                      7 2011             205                     150                    244,000                      9 John L Scott in Port Townsend is still number one in our area for number of sales and listings, but our number of units sold is down by 11% and our dollar volume is down by 3%.  A bit of good news for our area is that Seattle home sales have increased in number of sales, and that activity will trickle over to our area eventually.  Lets hope 2012 will be a bit brighter for all.

12th Annual!  The town is packed and enjoying wonderful summer weather at last.  The center of the action is the Rose Theater, our beloved and beautiful 1930's theater.  Located on a side street in the historic downtown area, it is a  joy to visit anytime, with two small theaters, and the world's best popcorn.  Last night was the free open air showing of 1944's National Velvet, with a very young Elizabeth Taylor.  What fun to sit on haybales, under the stars and enjoy a vintage movie.  Tonight's free movie will be Back to the Future, and on Sunday evening the free movie will be one of my favorites, Moonstruck starring Cher.  You can buy a pass or individual tickets for around $10.  There will be 6 dozen short, feature and documentary films to choose from, in six different venues.  There...

The Port Townsend Rhody Festival features a fun event held on Thursday of the festival which brings out a lot of spectators and pet lovers.  People register their pet in the appropriate group, and then march about 4 blocks with pets in buggy, arms, or on a leash.  We had a beautiful sunny day this year with a nice cool breeze.  Prizes went to best costumes.  All looked adorable.

Isn't it? Headline from our local newspaper today with figures that send chills thorugh homeowners and Realtors alike.    Jefferson County, WA stats comparing first quarter of this year over last:   Prices have fallen 4.6% Sales down 5% Building permits down 33% The overall conclusion is that this would seem like a good time to buy, with historic low interest rate, prices flat and falling, and some real bargains out there.  Makes you wonder where and when it will turn around! We have been lucky in this area so far with the number of foreclosures, but they are increasing steadily.  Our local market started it's decline a lot later than most, so will take us a while longer to pull out, most likely.  I think the answer to that question is the same as it has always been.  If you need to mov...

 Port Townsend, WA is a small Victorian seaport village with a population of about 9000.  We never have a lot of inventory, and open houses are not common here.  You would be lucky to find 2 on any given week-end.  June 4th we have open houses all over town, with Realtors from all four major companies participating.  Hours are from 10-Pm. Schedule some extra time to enjoy our great little city and see the sights.

Port Townsend is experiencing our first real spring weather this week, and just in time for our wonderful Rhody festival.  Always a great reason to spend a few days in this charming Victorian Seaport Village.  The festival  was started in 1935 when a local businessman contacted the Hearst News Organization with an idea to film the rhododendrons in bloom as a part of their "short subjects" popular in movie theaters in those days.  The business community then organized a Queen competition to have a group of young women in the photos.  The townspeople could vote by spending money at local participating merchants.  The following year the American Legion liked the enthusiasm generated by the event and decided to go forward with an annual event which became the Rhody Festival we enjoy today. ...

Last week Port Townsend  had a public discussion on "Affordable Housing" sponsored by the local paper, with the idea of brainstorming on how to build homes the average working person in town can afford.   The average income here in our county is below $50,000 and most family size homes are priced above those people's qualifications to buy.  Not to mention lack of funds for a down payment.  Our local newspaper, The Port Townsend Leader's  front page was all about "Affordable Housing" last week, with MLS photos of examples of what your income could buy you here in Port Townsend, and articles re: the problem.   We have a very active chapter of Habitat for Humanity here in town, but they can only do so much.  The city has acquired a few lots for construction of lower priced homes, but other...

The Cracker Factory, built in 1880, will be one of the stars of this year's AAUW (American Association of University Women) Kitchen Tour.  This downtown artists loft will be worth the price of the ticket to the show, scheduled for Sat. April 30th at 10:00 AM.  The proceeds of this tour will go toward local education projects. Port Townsend is one of three Historic Seaport Villages on the US National Registry.  Owning and operating a business here makes you a  part of that history.  There are some wonderful buildings for sale downtown and plenty of opportunity for creating your own small business.  There is a downtown organization with lots of ideas for attracting business and tourists, already lots of foot traffic from weekend and holiday visitors, and ferry and small boat passengers.  It is hoped that there will be a passenger ferry from Port Townsend to Seattle in the future. Port Townsend has been more fortunate than most communities in the number of foreclosure properties on the market.  I have moved my real estate practice to this area from So. Cal. where moving up is a sport, but not so much in this little town.  I find most people here prefer to stay put and improve on the home they have.  Also there was never as much spec building or buying, and I have to say if I have ever met a preditory lender, it was not in this little city.  (Can only think of one or two in 30 years of business, actually).   At this time we have 6 lender owned residential lisitngs in the immediate area around Port Townsend. $45,000   Manufactured home in nicely maintained park, 1993, 3 br. 2 ba.  Leased land. $105,000    Fort Worden neighborhood, easy walk to the beach and park.  ...

Port Townsend real estate  stats tell a confusing story of what is still  very much a buyer's market.  This graph below  shows:  listings are down by 4.4% over same quarter last year, sales are up by 57.5%,and pending sales (currently in escrow) are up by 36%.  Ave.  price per sq. ft. is about the same, DOM are dn. by 2.7%.  Most of this tells me that last year was pretty dismal for sellers and great for buyers.   In spite of these figures we still have an 18 month supply of homes at the current absorption rate.  Still a great time to buy a wonderful home in the beautiful Pacific Northwest seaport village.
