As a local community member within Newcastle and professional Real Estate Broker, I enjoy keeping an eye on the market here. It not only helps me in my profession but helps keep my community members aware of our current market conditions. Below is a quick report for the year ending in 2010. Data source via the Northwest Multiple Listing Service. Above is a graph showing 2009 and 2010 monthly avg home sale price for the city of Newcastle. As the economy refuses to improve, unemployment still high and buyers few, Newcastle's yearly avg. sales price of single family homes continued to drop since their highest in 2007. Overall the market stills shows a downward trend, however lower sales prices seem to be falling less drastically when considering between 2009 and 2010. Ninety years ago, the town of Newcastle, just south of Bellevue, not only looked different - which you would expect - it was in a different place.  At the time it was home of one of the largest coal mines in the world, and it was situated in the valley area that is now just east of the hairpin turn that changes Newcastle Golf Club Road into the south end of Lakemont Boulevard.  The site is marked now by the Red Town Trailhead, part of the Cougar Mountain Regional Wildland Park.   The old town of Newcastle was often called Red Town, because so many of its houses were painted red, along with other bright colors favored by the ethnic groups that worked the mines.    Colorized photo courtesy of Stephen Grate and Palmer Coking Coal Co.Click to enlarge The Newcastle mines at one time contribu...

Yesterday I had the opportunity to attend an informational presentation on The Trails at Newcastle, a brand new proposed built-green community in Newcastle, WA. Thanks to Brenda Nunes for inviting me. It was very interesting. The Trails at Newcastle is the newest proposed built-green community and the first of it's kind on the eastside here in the Seattle area. Both of the builders, Ben and Burt, talked passionately about their vision. The key will be to secure the $14 million needed to fund the development. Located in Newcastle, WA. Hello all: How are you? I'm excited to be able to attend an informational meeting for a proposed Built Green community on the Eastside, The Trails at Newcastle. Built Green is hugely popular here in the Northwest yet there are very few sustainable communities that have actually been constructed. The Trails at Newcastle, if built, will be a huge success in my mind. The Trails at Newcastle is slated to be the Eastside's first built green community. Comprised of 32 single-family homes with a common green area, the plans are beautiful and the housing is affordable for the Eastside. So the real estate news is starting to show signs of life.  Headlines across the country are touting great news such as; the bottom is here, that foreclosures are stabilizing in key areas and signs that the end of the recession is near. Alan Pope & Associates are reporting that here locally over 22% of the homes on the market are being absorbed by the market and Quadrant Homes is planning to step up construction for the first time since the real estate downturn. So buyers in the market are finding, it's like picking through the last bin of the clearance bin, the really good deals in the lower price range (under $350,000 in South King County) and the new home options are fewer and further between.  So are there any deals left? Just east of Seattle, across Lake Washington, nestled in the hills next to Cougar Mountain, south of Bellevue, west of Issaquah, and north of Renton, is the small City of Newcastle, Washington. It’s truly a beautiful area and one of my favorite neighborhoods. Newcastle incorporated in 1994, but its history goes back 140 years. In the 1870’s it was a thriving coal mining community and soon boasted a population larger than Seattle for a time. My family has roots here.  My grandparents were immigrants. My grandfather George Fabre arrived here in 1912 from France, and Pauline Longville, my grandmother came with her widowed mother and brother Emile from Belgium in 1906. As summer approaches I prepare for the sound of music! My home is fairly close to Lake Boren Park, and each year I get to sit in the back yard and enjoy the sound of live music. Every summer is interesting here in Newcastle's Olympus neighborhood; from the community garage sale, moonlight movie nights, to the Arts & Crafts show. The 23-acre Lake Boren Park at the base of Olympus is a major asset to the neighborhood and a gathering place for many Newcastle residents. With a large play area, sand volleyball court, tennis courts, walking trails and a fishing dock, it's a very popular destination.  Having lived in the beautiful city of Newcastle's Olympus neighborhood for several years now, I really have come to understand the pain felt in being denied our own zip code. For years the city has battled with the postal service to issue a new zip code to Newcastle, so that that sharing zip codes 98056 and 98059 are no longer necessary. It has thus far proven to be an exercise in fultility. Newcastle was originally a coal mining town founded in the 1870s and was an unincorporated area within King County until September 30, 1994. In 2006 the Chief Demographer of the Washington State Office of Financial Management estimated the population was 9,175. Currently the city is a suburban community with a total area of 4.5 sq. miles.
