Inventory levels at historic low levels in Mount Vernon, WA The market is quite brisk and anything that is priced properly is selling. As a result, inventory is at levels we have not seen in years. Hey Everybody, The Mount Vernon Dog Park is officially open!!  The Grand Opening celebration was yesterday afternoon.  Larry Otos, the Dirctor of the Mount Vernon Parks and Recreation Department as well as Candidate for Mayor of the City of Mount Vernon hosted the event yesterday afternoon at 3:00pm.  There must have been 75+ dogs and I don't know how many more people at the celebration. The new Mount Vernon Dog Park is located at the North End of Bakerview Park.  To get there, enter Bakerview Park from Fir Street, drive into the parking lot and the dog park is at the far end. Jester and I had a great time playing ball once the park was opened! Enjoy the Mount Vernon Dog Park!!  Play ball. -Bill

Day 3 in a 10 part series 10 Major Mortgage Mistakes to Avoid 3. Failing to look at the total housing payment A mortgage payment includes principal, interest, taxes and insurance, or PITI. Prospective home-buyers often mistakenly do not factor their property taxes and insurance premium into their overall mortgage budget. The debt-to-income ratio, used to determine if a borrower can make a certain mortgage payment, is the proposed cost of PITI divided by grossmonthly income. A $1,200 homeowners-insurance policy would add $100 per month to an escrowed mortgage payment. The Mortgage Planner should take the time to explain how the PITI process works and make sure that the borrower/buyer fully understands what makes up their house payment.

So, I'm going over the expired and cancelled listings off my local MLS this morning and in one geographical area I noticed something really bizarre. I found 17 listings, all over 500k, that had been on the market for over 300 days. That wasn't too uncommon or bizarre. What was bizarre was that none of the properties had one price reduction over the entire listing period. Why would an agent let the listing run for nine months without recommending a price reduction? Well, for a couple of possible reasons. First, they had a seller that didn't really want to sell in the first place.
