House on Acreage in Monroe WashingtonEarly one morning I set out to take pictures of this house on acreage in Monroe Washington. It was a big house on a large lot and we had been asked to come up with a price for it.I wanted to take pictures of this house on acreage in Monroe Washington and get back to the office before the staff arrived at 8:30. So off I went.It was clear that the owners of this house on acreage in Monroe Washington had lost hope. The landscaping had been very nice at one time, and now it was overgrown. The lot of this house on acreage in Monroe Washington was beautiful. A large round a bout in front. A pasture behind. This house on acreage in Monroe Washington was unusually large. It had a full basement that was pretty much fully finished. At one point this house on acr...

Newer House for Sale in Monroe WashingtonWe were called on to price this newer house for sale in Monroe Washington. It was built just a few short years ago, but the seller had already moved out, and the bank was asking us to price it. That usually means that there is a short sale in place, and we are called in as independent brokers with no involvement in the transaction to give a price opinion.Or, this newer house for sale in Monroe Washington was teetering on the edge of going back to the bank, and we are being called in to help them get a sense of what it will sell for after they take it back. This newer house for sale in Monroe Washington is in good condition, and in a terrific neighborhood. The lawns are neat, the roads wide, the kids were out in full force going to school. A place...

Doublewide Mobile on Acreage in Monroe WashingtonJust 45 minutes from downtown Seattle or Bellevue, you can be in a world of serenity and quiet. Surrounded by tall trees. Neighbors that you can’t see. A field and play area with only your own children, or the children they invite.Play your drums. Work on a car. Park an RV or boat.No One will say “No”. No one will complain, no one will turn you in to the homeowner’s association. There is a level of freedom, of individuality, of escape that comes from living here.We got the order to price this property. I jumped in the car and headed out.I was struck by the beauty of the area. The quiet of the roads. The peacefulness of being enveloped in the tall North West cedars. When I arrived, there was no traffic. I could not see the property, only ta...

Clatter and Clank - We see a 1909 tractor in action (sort of)This week we went to the Evergreen State Fair in Monroe, Washington.First off, we came up to the tractor area. Most of the tractors did not create very much excitement or interest. But this old beast certainly did! The guy in charge (I presume he owned it) had it roped off, elevated slightly, and a little tractor attached to make everything work. What wonderful noise! What an exciting combination of levers, gears, wheels spinning in opposite directions. And noise!! (Did I say that already?) ...are two of the things I'm sure not to miss this year at the Evergreen State Fair.  I love the auto races and with my daughter in tow I'm sure to grab her sticky cotton candy hand at some point during the day!  I love the fair and especially the Evergreen State Fair.  Held in Monroe, it officially opens August 26-September 6, 2010.   The line up of events give you lots of choices this year.  From Auto races to Drifting races, Rabbit shows to Draft Horse Shows, Concerts and tributes, the week is full of entertainment.  After the show fill your tank with a wide variety of treats but a warning here, I would eat after your ride on the ferris wheel and fun house whirl.  Don't forget to check out the 4H, FFA and Open Class Exhibits.   Be prepared for lots of traffic on Hwy 2 but parking has...

Well after taking a mental break from real estate I've decided to renew my efforts with laser focus.  In terms of my day-to-day efforts and marketing focus I'm just going to do Monroe WA.  There are too many listings and too many opportunities available in the greater NW area to really be an expert in anything...not enough time in the day. So, the first step is to see, one by one, the 200+ listings in Monroe and get back to really knowing a local market and being familiar with the inventory.  I'm starting with vacant properties.  On Halloween I went to the following homes and if you have questions about them...you know, the things you can't see in a picture, like if the home smells like wet dog...just ask.  Why Monroe?  It's where I live and where my kids go to school! October 31, 2009 ...

Last Tuesday (3/17/09) the Monroe City Council approved a new Downtown sub area plan and Design Guidelines and Updated Development Regulations.  The major change, or at least the one I've been wanting to see is the addition of design guidelines to encourage mixed use development in the downtown area. Up until now, the design guidelines really only allowed for two concepts: commercial or multifamily.  Commercial zoning allowed for complete lot coverage in the downtown area (build lot-line to lot-line) but multifamily zoning, aimed primarily at apartment complexes, required lots of open space, parking, etc. The new guidelines now provide for an appropriate compromise. In fact, it encourages the addition of residential units to commercial developments by providing bonuses to floor-to-are...

The current real estate market presents some great opportunities for first time home buyers, investors, or anyone considering buying property at this time. Some of the best opportunities and values are in the foreclosed home and short-sale markets. But, buying these properties has its own challenges. We'll explain the differences between short-sales and foreclosures and we'll also go over the foreclosure process including "buying on the court-house steps".  Bring your questions, there will be plenty of time after the presentation to cover individual questions and comments. If the value of your homes has fallen, that doesn't mean you can't sell it. You may be able to sell your home as a "Short Sale". We'll talk about what a Short Sale is, the work that you have to do as an owner when talking to your bank, tax issues to look out for, and we'll discuss the foreclosure process.  We'll also provide information on contacting your bank to renegotiate your loan and keep your home instead of selling it. There will be plenty of time to ask questions, so be sure to bring yours! Well, our company, CENTURY 21 North Homes, is closing its Monroe office, for the "season".  In this case, its the 'slow real estate market' season.  Most of the agents, including myself, will be joining the Snohomish office just up the road. Joining the two offices makes good sense in the current market.  Things are noticeably slower overall in the local market and the expenses of two offices is, well... twice as much... if we can take the same agents and the same business and run everything out of one office, it just makes sense. Of course, everyone would be happier if we had so much going on, and so many agents working, that we needed two offices... but that just isn't the case at this time. My partner, who happened to be the manageing broker for the office, and I are both confident t...
