Mill Creek Property – 3 Things To Remember  20 miles north of the Seattle area, you will find a quiet community of Mill Creek. The area is ranked roughly 19th in terms of per capita income, and is one of the areas most often traveled to for those that want to live outside of the hustle and bustle of the city, yet want to stay within close proximity. The area is in the Snohomish county area and has a great deal of educational aptitude compared to other Northwest areas. For those that are looking to invest in Mill Creek Property or simply want to capture that American Dream of home ownership, there are a few things that should be considered and remembered before finally making a purchase.  Mill Creek Property Budget – The first thing that should be considered in regards to purchasing a ne...

2011 Market Report for Mill Creek, Washington2011 Market Report for Mill Creek, WashingtonMill Creek real estate was on a lot of peoples' minds this last year. Now that the year is over we can report activity, averages and trends.I would characterize Mill Creek real estate activity as brisk and picking up based on the experience of the Phil Leng Team. We sold sixty eight homes this past year, with an average market time of 49 days! However the overall statistics for Mill Creek are sobering. Number of homes for sale is down 39%. Number of homes sold is down 18%. And, the red bar is how many homes for sale each month. The green bar is how many homes sold each month. Which of these two categories would you want to be in? The red category, or the green category? If you use The Phil Leng Team...

If the U.S. foreclosure crisis were a baseball game, we’d probably be in the bottom of the fourth inning. That’s roughly the message from the latest data on home foreclosures and delinquencies released by an industry association Thursday. read more here at MSNBC Real Estate News

Mill Creek Luxury Real Estate Statistics are based off of a minimum List/Sold Price of $500,000 and up...   There are currently 23 current ACTIVE Listings in the City of Mill Creek ranging from $525,000 going all the way up to $895,000. The mix of Country Club properties and non Country Club Properties is a good one so don't think you necessarily have to live in a CC Home if that's not your thing, however the perks are great! The parks in the vicinity are fantastic! 5 Homes have gone into a PENDING Status as well which is a pretty good ratio to listings. What it comes down to is out of the 28 listings in the area, 21% have contracts on them...when you compare that to just as many homes that have SOLD, that number being 17, to me would be safe to say that Mill Creek Luxury Real Estate i...

Mill Creek The City of Mill Creek is a fairly new City.  It was incorporated into Snohomish County in 1983.  In the beginning Mill Creek was a residential area that surrounded an 18 hole golf course along with the Country Club.  The area had streets named for trees and plants like, Huckelberry and Dogwood. There were approximately 3,000 residents.     Today Mill Creek has grown with its incorporation.  There is well over 15,000 residents and besides the golf course there is the Towne Center with its award winning shopping and unique shops, Mill Creek Sports Park with an astroturf little league ballpark and the City Library.  There are numerous parks in the area as well as many walking trails.      Mill Creek is centerally located between Everett and Lynnwood just off of I-5 and is the c...

USDA Home Loans -- it's getting closer but we can all pitch in! It seems that additional funding for USDA has passed the House and is now in the Senate's hands, and from what I have heard, it's been referred to committee. Typically that's NOT a good thing in a case like this... Please reach out to your local Senators and let them know how important USDA funding is to your community. Here is a link to the Senate bill: http://www.scribd.com/doc/30885554/U-S-Senate-S-3266-via-MyGov365-com If you want to see this passed with or without changes, here is a link that will help you determine who your senators are for your particular state: ttp://www.senate.gov/general/contact_information/senators_cfm.cfm Thanks for reading! -- James Wirth

Just when we were waiting any day for the announcement that the USDA Rural program was out of funds... the Legistlature goes to work to get them back in there! We still need an official vote but the Financial Services Committee approved it unanimously. If you are not familiar with the USDA Rural loan, it is a zero-down loan program with no mortgage insurance primary for first time, low-to-moderate-income home buyers buying homes in rural/outlying areas. It's a great program for those who qualify and the income caps have been raised recently to make it available to more home buyers (which is one of the reasons why they were running out of money). Here's a link to theligibility information on the Washington USDA Web site: http://www.rurdev.usda.gov/wa/Housing.htm. The links on the left ta...

We have 8 days left for home buyers to reach mutual acceptance on a contract to purchase a home. This is the final stretch folks! There was A LOT of buzz at the end of last year when they extended the previous tax credit; so far it seems very clear this one will expire at the end of this month. We then have until June 30th 2010 to close on the home. The National Associaton of Home Builders has maintained a site with additional details: http://www.federalhousingtaxcredit.com Some of the general terms are also available on this previous post of mine.

May's Pond in Bothell, WA is a Great First Home Neighborhood! Technically May's Pond is in Bothell, WA but it's seriously a stone's throw from the Mill Creek city limits. Most of May's Pond was built in the 1970's and features ramblers, tri levels, and split levels on large lots, well large for new construction lot standards. Most buyers that I take to May's Pond are impressed when they look into the back yards. You actually have a back yard and you aren't looking into your neighbors house. A lot of the homes have enough room on the side for RV or boat parking and we all know that is almost unheard of with most new construction! The neighborhood features a outdoor pool, playground and clubhouse. There are baseball fields and walking trails hidden behind the clubhouse but all the local r...

My Favorite Mill Creek Neighborhood- The Parks! You know when you drive through a neighborhood and you just fall in love with everything you see? Well that's The Parks in Mill Creek, WA for me. The homes were built in the late 1990's so the homes are spacious and offer open floor plans. Most homes have 3 car garages and cedar shake roofs. The Parks upholds a strong desire to keep the neighborhood attractive so each home is well manicured. The Elementary School zoned for The Parks is Cedar Wood. This school boasts the highest scores in the district according to the Washington State School Report Card. In the center of The Parks is Pine Meadow Park. It takes up about a block and there are basketball courts, a playground, paved paths, and a large field. Kids of all ages love it and is ofte...

Nearly 11 acres, the park is located approximately 2.5 miles East of Mill Creek. The Dog Park is park is the result of joint efforts between Snohomish County and the Sno-DOG organization. The off leash dog park relies heavily on the support and efforts of volunteers. Forested Trail Off Leash Dog Area There are several off-leash areas for you and your family member to enjoy. Why didn't my home sell? is usually one of the first questions an unsuccessful seller asks me.  For the past 19 years, almost by accident, I have become a specialist in helping people that couldn't get their home sold with their first, second, or even third listing agent.  At the risk of losing my competitive advantage, here is probably your biggest problem. It's all about quality vs price.  Your home's condition must justify the price you are asking in a BUYER"S MIND - NOT YOURS!  If your home didn't sell, I suspect that either your last agent was too afraid of offending you to tell you what repairs you needed to do, or they simply don't understand this correctly themselves.  Most agents tell sellers that don't want to do repairs to lower the price.  THIS IS WRONG!  Lowering the price ...
