All you have to do is turn on the news or log-in to your search engine to know the Spring real estate market came early this year. Single Family home sales throughout South East King County have been brisk, especially in the under $400,000 price point.  Since the first of the year, 844 homes have gone under contract. This represents a 19% increase over the same time period last year.  Thinking about buying? Here are a few tips on where to start. Ready to buy?  Here are a few tips on Home Shopping. The median price for Single Family homes in the Tahoma School District peaked in September 2012 to a high of $296,950. In 2011 prices peaked in January and continued to bounce along from there. in September '11 median price was $265,000 which represents a 12% year over year gain.   Keep in mind, this is median price...to that price over which half the homes sold for less and half the homes sold for more. Maple Valley Home Sales Stats October 2012 For the month of October 2012, 48 homes sold in Maple Valley. 33 were priced at $300,000 and below (68.75%).   The averages sales price was $297,700. The median sales price was $270,475. The minimum sales price was $129,000. The maximum sales price was $874,999. They were on the market an average of 55 days before they received a contract. The most popular price point in Maple Valley in October was $250,000-$299,999. That price band had 15 sales. There are currently 150 pending sales / homes under contract. How Odd was this closing?   Let me count the ways:   1.   The property was not Bank or Investor owned   2.   It was not vacant   3.   The Sellers did not need to ask their Lender for approval to sell. It was not a short sale.   4.   The buyers had a home to sell...also not a short sale   5.   The buyer's agent was a FULL-TIME professional and a pleasure to work with   6.   The sale closed on time    It’s funny to think that which was once so common place has now become a rarity.   I’m not complaining mind you, in fact, I’d be willing to take on a whole lot more “oddball” closings like this one, provided all parties are as nice to work with as were those involved with this sale.   Congrats to the new owners……

I've fallen off my blog. It wasn't painful per se, but as I look back now, realizing my last post was about a snow-storm in January I can't help but cringe. Ok, I've been busy. Pending sales are up almost 30% over the same time last year and I feel it. Multiple offers, offers above list price, and sellers now wanting to get in the game are keeping my team and I hopping. We have recently listed some great properties in South King and North Pierce Counties and continue to help local homeowners navigate the short sale process. Today is a beautiful Sunny Saturday in Seattle. Rates are low, prices are low and homes are selling. Beats a snow day in my book!

I do love showing homes to buyers in any area of Puget Sound.  This last week I showed in Poulsbo, Maple Valley, Port Orchard and Covington.  I always find homes that I would love to purchase.  Homes that I can see the vision for and homes that I would love to live in.  Its a good thing that I just can't buy a bunch of homes because I am afraid I would be a home hoarder!  Yeah, I watch that show!   My favorite house last week was in Maple Valley.  I am sure the reason is because  one of my sons live in the Cedar Downs area of Maple Valley so to be close to the new grandson would be so much fun!  I would love to be able to just have him pop on by or be able to pick him up from daycare when my day is light.   Anyway, the home I would have bought this week is a short sale - surprise, surpr...

Buying a HUD home is a completely different process than any other real estate transaction....complete with several hoops the buyer's have to jump through, but in the long run.....it's worth it! This Maple Valley home, is over 2800 square feet, has a HUGE attached shop and is on 2+ acres. It sold for $301,000 (and that price included some repairs needed).
