For the first quarter of 2014, there were 128 single family homes sold in the Maple Valley market (including Ravensdale, Black Diamond and parts of Renton served by the Tahoma School District)   Here's a break down categorically: 11% were Short Sales 17% were Bank Owned 11% were New Construction Sales 19% on 1+ Acre lot 39% 4 Bedrooms 8.5% 5 Bedrooms 29% have 3 car garage 4 % had 2nd Kitchen (Mother in Law) 23% had RV parking The average sales price of homes sold in the greater Maple Valley Market area for the first quarter of 2014 was $437,929. Homes for Sale on Acreage in Maple Valley and the surrounding area are always popular with buyers in South East King County. Currently there are 32 Single Family Homes on one + acre for sale within the Tahoma School District boundaries. Styles, sizes and prices vary widely, with properties listed from the mid $130's to just under $2.5 million. Based on closed sales for the past 6 months, the absorption rate indicates there is just under a 4 months supply of inventory on the market. Search current inventory of Maple Valley Foreclosures Match 2014   Limited Foreclosures in Maple Valley    Of the 99 active homes for sale in Maple Valley, as of today, March 4, 2014, there are only seven foreclosures in Maple Valley. (There are only eight properties total if you add in the bank owned vacant land parcel)  Prices range from $204,900 for a 1,315 square foot townhouse built in 2005 in the Glacier Valley neighborhood to $480,150 for a 3,180 square foot house on 4.95 acres.  The one vacant land parcel is 14.85 acres of raw land located off the Renton-Maple Valley Highway. I love this picture....in many ways it epitomizes all I loved about living and raising our sons on acreage in Maple Valley. While we didn't have multiple horses (in addition to three boys, one was quite enough thank you) the extensive greenery, big sky view and privacy depicted here were what I treasured most about having a little "elbow room" during the chaos of our day to day routines. Rural Maple Valley continues to be a sought after spot. Maple Valley Short Sales closed between Junuary 1 through December 31 of 2013 declined in numbers over the prior year by approximately 14.5%. In 2013, there were 104 Single Family Residential Short Sales closed, compared to 122 in 2012. A small price bump put some homes into a positive equity position and is partially responsible for the lower numbers, but the general decline in inventory for the first half of the year is, in my opinion, the greater influence.  The lowest priced Short Sale closed at $125,000 and the highest priced sale was $640,000. 33% of the total sales fell within the $250,000 to $299,999 price bracket. Maple Valley Bank Owned Homes ~ October 2013 Market Report Inventory for Bank Owned properties in the greater Maple Valley market area continues to shrink. Currently there are 12 Single Family, Bank Owned Homes within the Tahoma School district Listed for sale. The lowest priced property is 130,000 and the highest is $449,999. The average listing price for the available inventory is $256,977. Pending Inventory (listings under contract and in Escrow) includes 5 properties priced from $170,000 to $324,000. These properties were on the market an average of 84 days. In the last six months, 23 Bank Owned homes closed Escrow. The lowest sales price was $95,000 and the highest $426,000. The median sales price was $235,000. These homes wer on the market an average of 24 days.

What are homes renting for in Maple Valley? Currently there are 17 Single Family Homes available for lease within the greater Maple Valley area. (Defined as those homes falling within the Tahoma School District Boundaries). The lowest priced property is being offered at $1395/month, while the highest priced is asking $2775.  Any Rental Market will be much more volatile than Sales in the same area. It is more sensitive to Seasonal fluctuations and much more vulnerable to competition than one might initially expect. A market can also be adversely affected by Property Managers not familiar with a local market which causes over-pricing of listings which in turn, results in longer market times. Homes Sold on 1 or more acre within the boundaries of the Tahoma School District, range in price (ytd) from $65,000 to $840,000. The median price is $426,000 and the average days on market was 40. What's going on in the Maple Valley Real Estate Market? While I'm asked that question often, the answer usually is the same, "It depends". What market? First time home buyers? Acreage? Luxury Homes? Short Sales? Real Estate is local....it's hyper local, and in the case of the Maple Valley Market, it's  hyper-hyper local. While we're just past the 1/2 way point of the 2013 market, let's look at each market individually. First Time Home Buyers: Frustration is probably an emotion with which you're well acquainted. Multiple offers are still common-place on properties priced under $300,000. Cash buyers, while still in the market place, have backed off somewhat due to rising prices and are typically offering only on distressed or discounted properties. Cherokee Bay is a private lakefront community located on the western most boundary of the Tahoma School District. Residents enjoy use of the waterfront park, sports court and community clubhouse. Homes in Cherokee Bay were built over many decades so there is a more eclectic feel than in other area planned communities. Here is sales activity for the past 6 months: Active Listings: FIVE currently available ranging from $170,000 to $249,950. The average days on the market for these listings is 42 days. Pending Listings: ONE Pending Inspection priced at $225,000 which had an active market time of 12 days and THREE Pending Close of Escrow ranging from $185,000 to $220,000. Just after we all survived the coming of Y2K, it seems the need for a 4th BR and/or "home office" in the Maple Valley area moved up a few ticks on the home shopper's list. Many of the homes built in the late 80's and even early 90's were more geared towards 3 car garages (if the lot allowed) and the "sumptuous Master Suite". Fast forward to 2013 and home buyers are more interested in the extra room afforded by having 4 Bedrooms. Whether it be all 4 upstairs and/or a Main floor BR/Den, the 4 Bedroom home is more desirable and valuable to home buyers than one with fewer bedrooms. So....as of today, here's a market snapshot of 4 Bedroom listings currently on the market, in Escrow or recently closed, within the Tahoma School District:

There are two types of waterfront homes available within the Tahoma School district, those on one of several fresh-water lakes and those on the Cedar River.  Market Data for the past 6 months shows there are currently 11 Active Lisitings available on waterfront: 4 on the River and the rest on one of the area's local lakes. The lowest priced active listing is $200,000 and the highest is $1,200,000. Currently there are two listings under contract and in Escrow and 8 have sold and closed within the last 180 days with a low of $100,000 and a high of $630,000. These numbers would indicate there is more than a 6 month supply of inventory currently on the market which could lead one to believe it's a buyer's market for waterfront property. The availability of Bank owned homes for sale in the Tahoma School District has dropped off dramatically from it's peak in August of 2012 when there was nearly 4 months of inventory. Today there is less than one month's....which is why if you're in the market to buy right now, and are looking at homes for sale, you're going to need to get comfortable with the concept of "Highest and Best".     The Map below shows Bank Owned Listing activity within Tahoma School District. Since the latest accolades bestowed upon Maple Valley, a bedroom community South East of Seattle, interest in homes for sale, as well as homes for lease have become a hot commodity. Many Maple Valley homeowners who have recently sold as a short sale, or let their property go back to the bank, have wanted to remain within the Tahoma School district thereby creating a surplus of demand over supply.
