Lake Forest Park home prices and inventory levels trending up   Housing inventories in Lake Forest Park have been trending upward since late February of 2012; while the average days on market has continued to decrease since the high-water mark in February 2102, falling from 157 day average to a 117 day average into the first week of May 2012. Inventory levels and selling prices both starting trending upward towards the end of February 2012, both coming off of two year lows, the median selling price now is hovering around $283,000. Lake Forest Park vs. Northeast Seattle Comparing the upper-tier segments (Lake Forest Park vs. Northeast Seattle) housing market indicates that the upper-tier segment of the Lake Forest Park market reached a 3 year low in March of 2011 while Northeast Seattle’s luxury market reached its 3 year low in late August of 2011. Both markets have leveled off after brief upward trends (LFP 4 months, NE Seattle 3 weeks) before running out of gas in late summer of 2011. I studied music composition with Lockrem Johnson back in the 1970’s and I fondly remember and cherish to this day a story he once told. Back in the early 40’s he was an up and coming composer and studying with George McKay at the University of Washington. When reporting on Lake Washington's waterfront, some of the smaller communities sometimes fly under the radar.   This is often the case with Lake Forest Park and Kenmore, both of which provide beautiful locales for waterfront living. Four waterfront homes have been sold thusfar in 2011 in these cities.  Kenmore provides some particularly inexpensive properties with access to Lake Washington, as many homes along the Sammamish river are just a short trip downstream to the lake.  In addition, there are a number of traditional waterfront homes, like the $1.5 million home along the shoreline of Inglewood Golf Club that sold in March. Bellevue WA - I just saw the second of two articles about homeowners losing their home or property because of high property taxes. Most of the stories were based in the Northeast, where the property taxes are much more expensive. I one story, http://www.wbaltv.com/r/25677444/detail.html, a Maryland Woman is going on a hunger strike to bring attention to the situation. The story makes it sound like high property taxes caused her mortgage payment to go up by 40%. That is a huge jump in property taxes. I have seen some people’s property taxes jump by $200 to $400 myself. In another story, a lady in Connecticut lost some property next to her house after a drawn out tax dispute.
