Kirkland East of Market- fixer upper, this home is ideal for a Builder or Investorr as the home has a large spacious lot and surrounded by other high-end homes valued in the million dollar range. The bungalow / cottage home is seen much through Kirkland East of Market, but as homes get remodeled and fixed up by Custom home Builders or Investors, the exterior facade is dramatically changed to more of a NW Craftsman, Spanish Mediterranean Villa, or a Contemporary two-story. 330 - 7th Avenue, Kirkland, WA 98033 Home is being offered at $399,500 and sits on 5,500sqft lot. Two houses down to the left of this home, is a home that was completed back in 2011, and was a tear down and built from the ground up. You can do the same with this home, as it could yield a value range of $800K-$850K if i...

Buyer Beware - Inventory at Record Lows for King County - Caveat Emptor Terrific time to buy a home, so states the news.  Mortgage rates are at record lows. Employment in the fields that pay enough to support mortgages is up.  Couples seeking homes have better credit now in the Pacific Northwest than any other time for many decades.   Yet many people get lost in the pursuit of the perfect house - because it isn’t out there.  Current inventory levels are so low that when homes hit the market priced properly many buyers jump and bid - with acceleration clauses, “PacMan” clauses, escalation enhancements and a forest of other creative offerings to improve their position.  Others have more than enough income and down payment, yet cannot get an approval close to the advertised interest rates....

The kids are back in school.  Clogging my favorite daytime haunts when I’m hurrying between appointments or assignments.  Taking too much time crossing the streets, often without the safety of the crosswalks.  Driving with loud music, talking with their passengers.   The kids are back in school.  Dealing with peer pressure, exploring/expanding their personal, academic and identity horizons, questioning everything.   Waiting in a long line for my go-juice today I observed several students abruptly ignore the line and go straight to the manager, easy earshot for me.  Being a dad my protective instinct went up and my rant-thoughts evaporated.  The student (high school?  junior high?  all look the same to me) talking to the manager vigorously expressed the urgency prompting her line-cuttin...

Buyer after buyer is espousing the same litany:  The real estate market  is against them. Seems “every” well-priced listing becomes a bidding war out of their price range. There are no “deals” out there for them. Well...  according to several surveys conducted in mid-August 2012...   "Many buyers who emerged from hibernation this spring eager to take advantage of low rates and near-bottom prices now seem to have become demoralized by the intense competition for a limited selection of homes for sale," the company said today in releasing the results of the survey, which was conducted Aug. 16-22.    A survey of 982 prospective buyers in 19 markets by a tech-based brokerage shows an increasing conviction that home prices are on the rise, and a growing reluctance to get into multiple-offer ...

NEW LAKESIDE FESTIVAL FOR EAST OF LAKE WASHINGTON BUT CLOSE AS THE FREEWAYS!   Hmmm... that didn’t work out too well this weekend with all the bridge and freeway closures.  But it didn’t prevent tens of thousands of people from discovering us, learning how easy it was to find parking (most of it free!), experiencing outstanding music events (without extra costs!), enduring 80-ish temperatures with balmy breezes, et al.  For me the musical highlight was the Salsa songs and dancing.   Even restricted by my volunteer duties I still loved it!   ALERT!  ALERT!  ALERT!  During the two (2) days of fun in the s...

August Reverie ⇏⇏⇏ Kirkland in review ⇛⇛⇛ The Phil Leng Team   Kirkland is among the most august of areas in the Pacific Northwest to engage in reverie... along the waterfront, around the grand gazebo perhaps inspiring an impromptu cotillion.      Here we are at the beginning of the end of Summer...  Wait!  Where was I when it arrived?  How could I miss it?  Perhaps I was out looking at houses when it slipped on by.  Regardless, to some of us there is no better place to be in the Pacific Northwest, be it Spring, Summer, Autumn or Winter.  Kirkland is  just that kind of place.   Where else do you find the comforting walkabout of downtown Kirkland and the most high-tech AND down home people in the same locale?  Kirkland is definitely the spot.   Living close to or on the water is easier ...
