Seasonally Speaking of Sablewood Look familiar?  If you live here, it should!  Last Saturday it looked this way before the wind and rain denuded it. Autumn in Sablewood (aka Bridle Trails aka Kirkland aka “lil piece of Heaven on Earth”) is more distinctive than in many neighborhoods simply because we believe and act on our responsibility to the environment.  And it shows.  Stewardship is a tremendous responsibility.  What we do today our great-grandchildren will be living in and talking about whether we’re here or not.  So we strive to leave a legacy of love and support, for them and for our neighborhood. To those of you leaving the fold, we all wish you the best, of course.  For those of us remaining, our joyous responsibilities continue.  Kirkland is more than just real estate.  It’s ...

I'm a eastside real estate agent that has been helping homeowners avoid foreclosure by assisting them with short sales in the Kirkland, Seattle, Bothell, and Eastside area. Short sales are challenging and very time consuming, but when you have the right tools, education and experience, the process seems to be easy and smooth. I have help so many families that any of them would be happy to provide a personal testimony on my services. Great informational site for short sales is www.SearchEastsideShortSales.com The biggest question that I get from homeowners is, "how much would it cost me to sell as a short sale"? The answer... nothing. I provide a free consultation and on options, then I suggest a homeowner speak to a CPA and an attorney to better understand their options when it comes to...

Here are a few amazing home sales in the Kirkland - Kingsgage area for under $500,000. There are currently 23 homes for sale with seven being between $250K-$300K. Homes have gone up since the beginning of spring, but the true home deals are seen with Short Sales and Foreclosures. The only downside is the loooong waiting period. If you can hold off being in contract for 4-5 months, you could get a sweat deal. The Kingsgate beighborhood is located in Northeast of Kirkland. Evergreen Hospital, Trader Joes, Totem Lake shopping center, Ross store, Kamiakin Middle School and John Muir Elementary School.    I have a short sale currently for sale in Kingsgate. It's in move-in ready and sits on a NPG (Native Protective Growth) area

KELLER WILLIAMS REAL ESTATE MARKET CENTER KIRKLAND HAS MOVED! BUSINESS HAS GROWN - SO HAVE WE!  MOVED TO LARGER AND MORE CONVENIENT OFFICES TO BETTER ACCOMMODATE OUR AGENTS AND CLIENTS. Our new facility is at 11109 Slater Ave NE, Kirkland 9034.  Just off 124th Ave NE and NE 110th.  More parking, easier access, no construction boxing us in, quiet and well-lit.  The previous facility on NE 85th certainly satisfied our needs for a few years, but we grew and flourished throughout the recession.   Somewhat like a potted plant with roots too crowded to allow necessary growth - we had to find new digs to continue healthy growth. Keller Williams Realty Kirkland outgrew its habitat.  Time for a transplant.  Needed a bigger pot for the roots of change to grow, for our pool of agents to proli...

Everyone’s talking about real estate, even tenants.  Talking about it being a “Seller’s Market”, about the “bidding” on homes for sale, the “price spiking” in some areas.  What does that mean? A “Seller’s Market” is just a reflection of their being too few houses on the market and an abundance of people trying to buy them.  How’s that happen?   Several factors: Over the last several years many folks lost their homes to foreclosure or short sales (another topic).  The remainder of the market...

Kirkland East of Market- fixer upper, this home is ideal for a Builder or Investorr as the home has a large spacious lot and surrounded by other high-end homes valued in the million dollar range. The bungalow / cottage home is seen much through Kirkland East of Market, but as homes get remodeled and fixed up by Custom home Builders or Investors, the exterior facade is dramatically changed to more of a NW Craftsman, Spanish Mediterranean Villa, or a Contemporary two-story. 330 - 7th Avenue, Kirkland, WA 98033 Home is being offered at $399,500 and sits on 5,500sqft lot. Two houses down to the left of this home, is a home that was completed back in 2011, and was a tear down and built from the ground up. You can do the same with this home, as it could yield a value range of $800K-$850K if i...

Buyer Beware - Inventory at Record Lows for King County - Caveat Emptor Terrific time to buy a home, so states the news.  Mortgage rates are at record lows. Employment in the fields that pay enough to support mortgages is up.  Couples seeking homes have better credit now in the Pacific Northwest than any other time for many decades.   Yet many people get lost in the pursuit of the perfect house - because it isn’t out there.  Current inventory levels are so low that when homes hit the market priced properly many buyers jump and bid - with acceleration clauses, “PacMan” clauses, escalation enhancements and a forest of other creative offerings to improve their position.  Others have more than enough income and down payment, yet cannot get an approval close to the advertised interest rates....
