Beautiful home in Sablewood, Bridle Trails area of Kirkland, WA   As you turn off of 116th NE in Kirkland, you enter the neighborhood of Sablewood, Bridle Trails, Kirkland, WA. Forty six homes make up this quiet neighborhood, built in the late eighties and early nineteen nineties. Each home sits on a roughly one third acre lot, giving lots of space between each home. One of the many attractions of living in Sablewood, Bridle Trails, Kirkland, WA, is easy access to the 405 freeway going North or South. From here you are walking distance to the new Google campus in Kirkland, and 6 minutes to other downtown Kirkland locations. Do You Remember Me? Do You Remember Me? The phone call came in the middle of a busy day. You sold us our house a long time ago in the neighborhood. You still live there? Yes we do! I know you are still in real estate, because we looked you up online. Yes, I am still selling... We have moved to California. Our daughter and her family live in the house you sold us. Disciplinary Actions by the Northwest Multiple Listing Service Keep Members Honest I read the latest disciplinary actions by the Northwest Multiple Listing Service (NWMLS) for January 2014. Some of the penalties may surprise some people considering some of the biggest brokerages were reprimanded for violating a rule or rules.I have been reading and re-reading the rules to make sure I never ever violate them. It is we designated brokers who set the bar either high... or low.We are the ones who are ultimately responsible for our brokerage's successes.... and failures including violating rules of the NWMLS.

The median price in January 2013 was $572,500. Bridle Trails Kirkland Washington Months of Inventory November 2013 One gauge that we use is called "Months of Inventory" which is a term we use that captures the absorption  rate in the market. That is,  what is the amount of time it would take to sell all current listings at the current sales pace if no new listings became available? Since January 2011 months of inventory for single-family homes in Bridle Trails has decreased 85.7% from a high of 14 months of inventory to a low of two months of inventory.In January 2011 Months of Inventory for single-family homes in Bridle Trails was 14 months  which was to the advantage of buyers.
