Duvall, WA is becoming famous for its Zombie Deer. Well, tonight, we had an attack by a Zombie Opossum at our house. Fortunately our 3 boxers fought off the attack (either that, or they are secretly in cohoots with the evil critters). So, what happened? I was downstairs in the basement office, doing paperwork (imagine that!)  I knew something was up when Zeus:   was looking up the stairway and pacing around. I decided to check what was up with my little buddy.  That was when I noticed Freya  was doing some SERIOUS drooling.  That was odd, for Freya anyway.  OK, I thought, what's going on?  She was acting a little strange.. pacing around, being apprehensive... then I looked upstairs.  There was the 3rd little four-legged Stooge...Balder .  He had a major case of the drools and he was sni...

A friend from Microsoft sent out this message and I thought I'd pass it along... I was asked by a friend from Cub Scout Pack 568 in Duvall/Carnation to share this call for assistance. I know we all give a lot at this company and that's incredible! On top of everything else there are many families in need this holiday season. I have not personally worked with the Duvall Food Pantry, but am simply passing this information on to people within our community. If you're able to help out the information is provided below. Urgent help is needed! Duvall Food Pantry at Holy Innocents Church is asking for local group assistance for their Giving Tree which serves the local Duvall families.  They are the Local Food Pantry that our Cub Scout pack does Food Drives for.  They are not assisted by Northw...

On Friday, I received a mail from the city's project manager of the Main Street Construction project.  The WSDOT has approved their plans for putting in the proposed concrete crosswalks. One of the possibilities (proposols) is to do the work starting the night of May 31st and keep the Main Street (Highway 203) closed for up to 3 days.  While I understand it, I can't say I'm all that happy about the concept. As an owner of a business in the area (www.duvalllaundry.com), the idea that customers will be virtually unable to get to me for 3 days is very disturbing.  I'm sure its more disturbing for other businesses, some of which might as well be closed during that period.  I suspect it may be the last straw for a few more businesses... just like the overall project was the last straw for ot...

"Pending" seems to be the word for the week in Duvall.  On the residential side of things, business seems to have again picked up with the nicer weather, good rates, etc.   Six homes went "Pending" or "Pending Inspection" this past week. And, only 5 new ones came on the market, including 1 condo.  One of the new homes is actually just a listing of a new construction home, so really its been on the market all this time, just not in the MLS. No new short-sales or foreclosures on the market, which is a nice thing to see. One of those "pending" homes is one of the rather high-priced, new construction homes, I've been keeping my eye on. Its selling as a ‘short sale', so it will be interesting to see what the final price is. On the commercial side, 2 spots in Copper Hill came back on the mark...

First, lets talk commercial.. it will be quick.  The only thing to note is that one property updated because the listing agent changed offices and the listing went with her.  That's it for commercial. Still lots of space empty. On the residential side... Not a lot whole lot of things going on via the MLS in Duvall this past week.  Only 3 new listings, which I think is good.  One of those is a realist of something that expired in December... so I think the agent/owner took the strategy of letting it stay off the market for 90 days, which resets the Days on Market in the MLS... and considering the weather, was probably a good strategy all around. Another is a short sale "in-town" and it looks to be a pretty good deal at under $300K. Not a huge house, but still a nice price. Which brings m...

Time for my weekly update! So, what has been going on this week in Duvall? Well, on the commercial side the main news is that one of the commercial spaces (a large one) in Copper Hill Square is now for sale.  There were some smaller spaces for sale and I contacted the owner (a real estate agent) about helping relist them, but no response. Go figure... try and help people out, but Nope! I'm still trying to get owners to let me help them lease out their commercial spaces, but its a tough sale.  If you do know someone interested in leasing space in Duvall, let me know. There are some good spaces and good prices available. Vacant land seems to be a wash this week... one expired listing and one new listing.  Nothing inspiring unfortunately. On the residential side, still no closings.... stil...

So, how are things gong with the Residential and Commercial markets in Duvall.  Pretty much the same as last month.... Nothing has closed in the last two weeks.  First, on the commercial side... several listings have expired. Oddly, they were listed by their owners. I contacted one in case he wants to work together on it. I think I can help him since he's not part of CBA (www.commercialmls.com) or other commercial property listings. The big item is Riverview Plaza, its now for sale. I heard through the grapevine that the owner has other projects he wants to concentrate on.  I really like the building... wish I had some money. :-)  I haven't checked the numbers to see if the price makes sense or not.  It's represented by Markus and Millichap, a large commercial brokerage. They should do ...

Well, I didn't report on things last week. There just wasn't much to report on. This week has shown some good activity.  End of month and better weather mean an up-tick in real estate activity. On the commercial, side, little has changed.  A new building went up for sale in downtown. The business closed down.  I have to admit to not even realizing the business was ever open until a few months ago... I guess that is why it closed.  There is a lot of space for lease right now, and more coming up, I'm sure.  Still, little of it is listed with any agents.  Not sure how folks expect to get the word out.  They don't post them in Craigslist either.  I gotta make more calls!  Anyone looking for space should be able to make some good deals.  In fact, the local CCIM chapter is getting ready to ha...

Last week I focussed on what is happening in the residential market. Mostly because the commercial market in Duvall doesn't have a lot happening (at least on the record).  That still holds mostly true. In the commercial market, we've got one new commercial building for sale. Interestingly, its only listed on the residential MLS and not on CBA, the commercial site.  Obviously I need to get the word out to people that if they want to seriously get their commercial properties sold, they need to work with commercial agents... which means someone part of the Commercial Broker's Association (www.commercialmls.com) and the Realtors Commercial Alliance. Especially in Duvall, not many commercial realtors are going to make a special trip to the NWMLS site just to find this one property. Other tha...

So, what's been going on in the Duvall residential market this week?  Despite being focussed on the commercial space, I like to keep up with what is going on around town. Now that Kathi and I are working at Cherry Hill Vista, one of the local developments on the weekends, its even more important. I thought I'd share some info and my thoughts... just in case you are interested. :-) So, what's been going on this week? If anything, I would say this past week has looked good.  Possibly surprising is the lack of price reductions this week.  No one has dropped their prices, despite the layoffs at Microsoft and Boeing.  Well, except for some new construction that just changed agents (see below) There are quite a few new listings. A few caught my eye... a couple in the $700K range with acreage ...

Well it didn't take long for the announced layoffs at Microsoft to hit close to home. I had several friends and past coworkers get the 'ax'.  Depending on the job, they have a time to look for another internal MS position and my best wishes are with them and their families.  Also, my partner, Kathi Jackson, and I have several residential buyer clients from MS who are, understandably, taking a wait and see attitude.  I was able to listen to Steve Balmer and other executives at an internal MS townhall.  Only 1400 jobs were cut right off the bat.  So, the cuts will keep coming.  Not just employees cutPossibly missed in the commotion about full-time employee cuts was the announcement of cost cutting with contingent (temporary) staff and vendors.  That makes up a large part of our local work...

Every Halloween, the merchants in Duvall host Trick-or-Treating throughout downtown.  Even with construction of Main Street in progress, this year will be no different.  There are plenty of merchants to come visit and many go all-out.  In particular, check out Duvall Main Street Laundry at 15820 Main Street. (OK, my wife and I are owners, there... full disclosure done.)  But, you really should make a point of coming by.  Kathy loves Halloween and she does lots of decorating.  She'll be taking up part of the parking lot with decorations, playing scary music, and the employees dress up, too!  This year we will make a point of taking lots of pictures... of decorations, employees, and customers! The city of Monroe has a similar event, earlier in the day (so make a day of grabbing candy!).  ...

Incorporated as a city in 1913, Duvall  has about 5000 residents and is located about a 20 minute drive from Redmond, WA.  It is a wonderful community with a mix of affordable new construction family homes, established neighborhoods, homes on acreage and a few farms scattered in between.  Downtown Duvall is a delight with antique stores, coffee shops, restaurants and more.  A bit south of the historic downtown several new hip shopping plazas offer area residents the convenience of city life while enjoying the ambience and tranquility of country living. From sidewalk art as pictured above, to a very friendly and walkable downtown as pictured below, Duvall offers plenty to do for residents and visitors alike.

I was disappointed to hear, during the Chamber of Commerce meeting, that due to budget cuts, the city would lose its Economic Development Director position.  Doreen Booth, who currently fills that position has been with the city for many years.  Its really sad to see this position go, especially since the economy is relatively weak. While lots of new businesses have come on line with the new commercial spaces that have been built, I'm sensing a bit of a slow down lately. There are quite a few empty spaces for lease in new and old buildings, and there are at least 3 local businesses for sale (all 'restaurants').  Since Duvall is primarily a bedroom community for Redmond/Microsoft, I think that the local economy will stay fairly strong and the recent slow-down is temporary.  Time will tel...

Did you know that there is a group in the valley that is investigating putting a multi-purpose aquatic facility in the valley?  The Snoqualmie Valley Aquatic Group has a vision that would bring this center to our community by 2011.  The group's research has shown that 79% of survey respondents would support a pool. www.Duvall-Homes.com
