  Duvall’s real estate market remains stable This Week- The median list price in Duvall, WA this week is $334,950 down slightly from last week’s $334,995.   Inventory is tightening and days-on-market  is falling.  The Market Action Index shows demand heating up.  These are relatively bullish signs for prices.  Supply and Demand Home sales have been exceeding new inventory for several weeks.  Since this is a Buyer’s market  prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing.  Price The market seems  to have paused  around this plateau.   Duvall real estate market showing cooling signs The median list price in Duvall, WA this week is $333,990.  The Market Action Index has been trending down lately, indicating demand falling along with supply. Conditions point to mildly negative trends for the market.   Supply and Demand In terms of supply and demand, the market is getting cooler – more supply is coming on the market relative to the sales demand. Duvall Real Estate Market Update The last seven days we have seen the inventory levels in Duvall start to trend downward. We’ll have to see if this trend continues into late summer. The average days on the market has continued its upward trend starting in March of 2012 and continuing into early July where the average days on the market for homes is about 150 days. The median price per sq.ft.  for Duvall came off a 3 year low in March of 2012 and increased for steadily for 3 ½ months until prices met a bit of residence around the $147 a foot range in early July where they just started to head back upward  about the 12th of July. Another good indicator is the MAI index which has moved from 10 in June to 22 in mid-March, when this number gets over 30 it becomes a sellers’ market.    Relate...

A gentleman I know created this incredible light show in Duvall.  Its set to music (Transiberian Orchestra) and the music is broadcasts so you can listen to it from your car radio. The show is in the Fox Hollow neighborhood of Duvall. (By the way, there are some pretty good new construction home deals in the area. He did an amazing job!  check it out..
