The weather has changed.  The days are clear and cold with the sun shining.  The temperature is in the upper 30 degrees F.  The nights are cold – below freezing. With the freezing temperatures, be sure your garden hoses are rolled up and safe with the water removed.  Don’t want to have cracked hoses come next spring because water froze in the hoses.  Also be sure the water bibs are covered with protective caps so the cold temperatures don’t freeze water in the pipes.It’s a refreshing break after the wind and rain that we experienced for the last couple of weeks.  Be sure to clean the leaves out of the gutters that the wind may have blown off the trees.It’s definitely winter weather.  No need to mow the lawn.  Be sure to winterize your lawn mower by adding an additive to the fuel so the ...

N   Duvall’s real estate market displaying bullish signs  The median list price in Duvall this week is $545,900 is up from last week’s market report $525,000.  Inventory is tightening and days-on-market is falling  The Market Action Index (see below MAI chart) shows demand heating up.  These are relatively bullish signs for prices.   Supply and Demand Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks.  This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.     Price The market appears to be hovering around this plateau.  Look for a persistent change in the Market Action Index before we see prices deviate from these levels. Duvall WAActually, there are many crafty people in Duvall.  And the proof was plainly visible on both sides of Main Street in downtown Duvall on Saturday, September 26.Every year on the last Saturday in September, residents of Duvall WA celebrate their annual Quilt Show.  The beautiful quilts are hung in front of the stores along Duvall’s Main Street.  The quilts are in all sizes and colors – most of them are square.Fortunately, Saturday was a beautiful sunny day with a few white and gray puffy clouds in the sky.  It was a perfect Autumn day to stroll Main Street, look at the lovely quilts, and browse through the businesses.Several of the quilts on display were being raffled.  Tickets were sold for $1 each – each ticket was for a specific quilt, so you could pick your prize. Mark your c...

May 14 was RED Day for Keller Williams Realty – a day to Renew Energize and Donate.  All across the nation, Keller Williams offices were closed so brokers could participate in activities to the local communities where they live..This year my office in Kirkland, Washington, decided to support Eastside Baby Corner by collecting items for babies – food, diapers, clothing, blankets and toys.  I live in Duvall, Washington, so I decided to collect items in my home town.  Family Grocer in downtown Duvall graciously allowed me to set up a table in front of their store.  During a two and half hour period, customers gladly gave food, diapers and cash.Each giver was precious; however, a few stand out.  There was the mother with her daughter – the daughter shyly placed a jar a baby food in the box ...

Duvall WAAs long as I remember, people have said that April is a hot month in real estate – a lot of homes go for sale on the market during April.  That certainly has been true for Duvall.Like the last two years, new homes on the market dramatically increased in Duvall last month.  Active listings increased by 15 in April, bringing the total from 23 to 38 active listings.  Sixteen homes sold during the month with an average selling price between $300k and $600k.House prices have seen and increase, also – roughly 10% since January 2015 in Duvall.  Available inventory is between one and two months – that means if no more houses were listed, all of the houses currently listed would sell in one to two months.It is definitely still a seller’s market.  If priced right, homes sell in a short t...

Duvall WAI was surprised recently while driving through downtown Duvall on a warm, sunny Sunday afternoon to see so many people outside.  Many were walking along the streets, going in and out of shops, and sitting outside eating and drinking.  Although, I should have known that on a sunny day in the Puget Sound area that people will be out and about taking advantage of the sun and warmth.It made me think that communities have a rhythm.  Perhaps it’s seasonal – a community might be known for having distinctive seasons.  Another community might be known for a spring garage sale or a summer street barbeque or a winter house lighting contest.Duvall has its own identifying rhythm.  White lights outline trees along the main street of downtown Duvall – not just in December, but on in to the sp...
