I added rows for "pending" since I think it tells an interesting story... what homes are actually selling and getting offers. I won't draw the conclusion for you... let me know what conclusion you draw. I also added a column to indicate trend since the last report. The last couple of weeks have been relatively quiet in Duvall and Carnation, so I decided to combine reports. For both Carnation and Duvall, the Commercial market has been very quiet, at least according to the MLS systems. My understanding, though is that local property owners do have some good prospects for leasing out spaces. But, so far nothing new is taken up.... meaning there is LOTS of space available in town. As for residential: In Duvall, there are have only been a couple of new listings (once you subtract the ones that expired and got relisted the next day). The ‘big news' is that there is some new construction on the market. Some CamWest homes... nothing built yet. The commercial market in Carnation is not huge.  But, it is growing, thanks to the city installing a sewer system.  This makes development possible in the down-town area and should also lead to growth in the residential market over time that will support businesses. For now though, with overall slowdown in the real estate market and the major slowdown in business development and investment, don't expect it to take off fast in the near future. For now, what's on the market officially is pretty limited. There is one small commercial space on the downtown strip and several developable properties available. The space downtown seems a bit pricey to me.  This is based on looking at the square footage and applying an appropriate CAP rate on expected rents.  The current asking price would imply...

Carnation is getting a new library and it will be located on the site of the old library.  You will need to go to the Sno-Valley Sr. Center to pick-up or drop-off books, use computers or browse a limited selection on books and periodicals.  You can still go online and reserve books.  They will be at the Senior Center for pick-up.

Last week my family and I took our first annual pumpkin patch trip! You think our commutes from the Eastside to Seattle are hard now?  Consider this.  Back in the day when The Tolt/Carnation area was being settled, the commute was much much worse.  Did you know a commute from Seattle to the Tolt area included a ferry, pack horses, and an Indian canoe?  From Historylink.org:Getting to Tolt from Seattle was no easy task, but many prospective farmers did. W. A. Templeton, writing in 1953, remembered as a child taking the ferry across Lake Washington, riding pack horses to Redmond, and then following 20 miles of trails to Tolt. Once at the river, goods were transported across in a large Indian canoe. Can you imagine?

According to the Seattle Times the median price for a house in Seattle is $501,000 up 10.1% from last year's $455,000.  On the Eastside the median is $643,750.    Carnation's  median house price is $350,913! Sources: U.S. Census Bureau (more details)

Friday's Did You Know? - Holy COW! Did you know that once upon a time, in the small eastside town of Carnation lived a cow.  Her name was Segis Pietertje Prospect or more affectionately known as Possum Sweetheart.  Possum was no ordinary cow.... no way.  An ordinary cow only produces 4,000 pounds of milk in a year.  In 1920 Possum Sweetheart broke the worlds record for most milk produced in a year.  She pumped 37,361 pounds!  HOLY COW!Poor old Possum died in 1925.  A monument was erected in her honor at the entrance of Carnation farms.

Carnation Name HistoryKing County, WashingtonThe name "Carnation" has been on town records from the year 1917. Early surveyor general's map of Washington Territory in 1857 shows the area having the name Tolthue from the Native Americans that inhabited this area. The town site was the principal home of Chief Patkanim of the Snoqualmie Tribe, and later the town name was given the white man's pronunciation of Tolt. First settlers to the territory settled in 1865, however the Town of Tolt did not become platted until 1902, and became an incorporated town in 1912. Around 1914 for some unknown reason the Town Council changed the name from Tolt, to the Town of Grand Rapids. Evidently this change did not sit well with the town people as the name only lasted a couple of months and strangely reve...
