I woke up this morning to the pounding rain beating on my windows and doors. It was uninspiring and made me want to curl back up in the blankets and pretend it wasn't really happening...again. Then I decided to take action and I gave the Rain the rest of the day off. And you know what? It took about half an hour for the Rain to get the message but as soon as it did, the Sun broke through the clouds and drug the blue sky right behind it. Sometimes it pays to run your day and not let it run you!

Bremerton WA Real Estate – Homes Sold January 2013 Market Report Below are some market statistics for the Bremerton area for the month of January 2013. These homes all have Bremerton listed as their city in their physical address. Currently as of Februay 8th  there are 346 homes available for sale in the Bremerton area of Kitsap County. During the month of January 103 new listings became active in the NWMLS data base. There were 104 homes that received offers and the seller and buyer came to terms and those homes are now pending inspection pending back up, pending short sale or PENDING and headed to closing. December 1, 2012 |  Naval Base Kitsap Relocation PCS Calculator Hi folks, currently my husband and I are in the middle of PCS. This will probably be our last since Jay retires in 3 years. Of course if he makes Senior Chief he may evaluate his enlistment. Anyway, you know how confusing all of the PCS stuff can be. I do fine with the civilian side, like giving notice to vacate to a landlord, cancelling water and electric and changing the mail address. Where I get all confused is the military side. Puget Sound New Home Builders – do you know what your New Construction home sites look like? Last week I had the privilege to show some new homes in the Kitsap County area to a family that will be relocating to the area soon.  I had narrowed down the tour the prior week and went out and did some previewing.  There was one neighborhood that was very impressive.  It had a furnished model with a showroom of plans and specifications.  There were color boards hanging on the walls and nice artist renderings of the homes along with floor plans. The next new home sub-division I drove over to had a model home.  Probably one of their less expensive floor plans, not very impressive.  But there was a model.  It was hard to figure out what lots were available, with what floor plans and at what price...

Bremerton homes were selling for a month end median price of $132,000 at the end of July, 5% higher than a year ago and 9% lower than last month. The more stable 3 month moving average median price ($127,333) was 10% lower than a year ago and 8% lower than last month. The Kitsap County 3 month moving average median price is up about 1% from a year ago. I am in the process of tearing down a huge retaining wall that is 60 feet long and currently about 4 and one half feet tall.  The wall was built back in the 1940's and because the previous owner of my home planted some damn laurels to hide from the next door neighbor, who by the way is my favorite neighbor, I have to rip down some plants and get rid of some ivy.   This is hard work!  I bought some more power tools and have been cutting down laurels, ferns and some other type of plant, but the ivy is giving me fits!  The only way I have been able to remove it has been by hand with my hand clippers.  No power tool has helped.  Maybe I need to go and purchase a hedger.   Anyway, once I get it all down I know it will come back if I don't figure something out.  So, I did a Google search and ...

This change represents more buyers in the middle and upper price ranges rather than a rise in overall prices. [zip codes: 98310, 98311, 98312, 98314, 98337].  Of these 65 homes 26 were Bank Owned Properties and 4 were Short Sale Properties.  Roughly 1/3 of the market is still distressed properties.  Until these properties diminish pricing will be effected.  These Bremerton homes actually had a transfer of home ownership. There are not many Starbucks that I can think of that are stand alone buildings.  Usually they are in strip-malls, or attached to some other building, or like here in Bremerton inside the Safeway store in the Historic Charleston District.  There is one down by the ferry terminal and one across from the Walmart, but really that isn't in the city limits but in Kitsap County.   The photo below is the start of the new Starbucks.  Its located in the newer Walgreen's parking lot.  I have know it was destined to be there after seeing the building plans from the developer.  That development is just below my personal property.  My neighbor had to sell a small chunk of her property so the project could move forward.  Needless to say I know a lot about that project.  I was involved in the transact...

  Every year the Downtown Bremerton Association presents the Annual St Patrick's Day Parade.  Its a small town fun time for all.  This year the parade can be on the actual day of the holiday - March 17 is on a Saturday.  A couple of years ago I went down and took photos and some video so I could share when ever the time came around each year.     Following the parade everyone meets at the fountain between Hampton Inn Hotel and the Kitsap Convention Center for some music and fun things to do, provided by the City of Bremerton Parks and Recreation. In today's Bremerton real estate market you have 3 types of homes to choose from - traditional for sale, short sale by owner and for sale by bank or government entity.  I am sure the Bremerton home buying public would like to see how many of each product have sold over the last 14 months.  In the graph below you can see what has sold as a traditional sale, a short sale and a bank owned/REO property by quarter for 2011 and for the first two months of 2012.   Currently about 27-34% of homes are owned and sold by banks/agencies.  These homes have been foreclosed on by the lien holder and the occupant of the property had to move out, whether they wanted to or not.  During the year of 2011 short sales were about 7-11% with the start of 2012 reaching around 11%.  Bank Owned/ REO for the start...
