What was the real estate market like at Canyon Ridge Condominiums in 2010? Condo sales values in Canyon Ridge Condominiums were much stronger than the 2011 sales report by 27%. The values of condos in 2010 were very stable due to NO short sales or foreclosures being sold in the whole community. The big difference in price comes in 2011, when the first foreclosure shows up and sold for $105,000 while the median price in 2011 without the foreclosure would have been $202,500... OOOOUCH!   Sales in 2010 had a 26% higher $/SQFT (price per square feet) than 2011. The median sales price was $230,625 with the lowest sale being at $197,000. There were four sales in 2010 in comparison to only three in 2011, and one being a foreclosure that has brought values down dramatically. Let's hope that 201...

Here are Canyon Ridge Condominiums Real Estate Market Stats for 2011- Bothell, WA. You would think that a condo community of 75 units would have around 10-20% of sales each year, but 2011 was a slooow year. Canyon Ridge Condominiums only had three sales, two being traditional and one being a foreclosure (REO).   The graphs show that values were all over the board with a foreclosure selling at $105,000 and the other two sales were traditional "non-distressed" selling just shy above $200,000. Canyon Ridge Condominums Market Report 2011- Days on Market Canyon Ridge Condominiums Market Report 2011- $/SQFT Canyon Ridge Condominiums Market Report 2011- Original vs. Sold Prices Its clear that the real estate market is slow, but its even slower for condominiums and going into 2012... 2011 Market Report for Bothell, Washington2011 Market Report for Bothell, WashingtonReal estate was on a lot of peoples minds in 2011. Many of us tend to gear the economy and our perceptions with what's going on.  Now that 2011 is over we can review and report activity, averages and trends  Garnished with a generous pinch of professional opinions, of course.Bothell real estate activity was very brisk and growing stronger.  Embedded in an area of high-tech employment and business this area has been somewhat insulated from much of the negative real estate effects, based on the experiences and history of the Phil Leng Team.  We have sold many homes in this past year, with an average market time of 49 days.  Buyers have achieved their time and budgetary constraints consistently and happily....

Sonoma Villero Condominiums - Market sales report for 2011... it has been a very slow year for sales in Sonoma Villero. Most of the sales came from distressted property - short sales and foreclosures (REO's). There were a total of "TWO" sales that were not distressed, both were had their homes from the begining (original homeowners). Here is a list of all the sales trends for Sonoma Villero - from only sold units, to comparing all total sales for the last four years. The results are shocking, and thats due to homeowners buying at the peak of the real estate market and then getting caught in the crosshairs of the financial meltdown. See the charts for yourself and compare last year to the other previous years; Sonoma Villero "Total closed sales" 2008-2011 Sonoma Villero "Median Sales Pri...

It’s easy to get caught up in the excitement of buying a Bothell house, especially if it is your first home. If you are not careful, though, you may fall into the trap that ensnares many first-time homebuyers – trying to buy more house than you can afford. What throws homebuyers off the most, however, is trying to impress their friends, family members, and even associates by purchasing a bigger house than they really need. Let’s face it. Human beings are social animals and conditioned to seek the approval of our peers. If people in your social network have five bedroom homes sitting on two acres of land, chances are pretty good that you will strive to attain that as well, even if you don’t have enough money to pay for it. To prevent yourself from purchasing more Bothell house than you c...

Why Isn’t My Bothell House Selling?   Whether your home has been on the market for a few months or a few years, you may be wondering why your Bothell house selling efforts are not producing the results you want. When it’s a buyer’s market, even the slightest slip can cause potential homebuyers to give a pass to your house. Here are a few reasons why people aren’t putting in offers for your home. Overpricing your home (compare your home with others on the market) is one main reason why a house won’t sell. You may feel your home is worth a million dollars. If the value of similar homes on the market is only a few hundred thousand, however, then you are scaring away buyers before they even take a tour. Talk to your real estate agent and reevaluate the Bothell house selling price to make s...

It is important to understand what "As-Is" means when it comes to a home for sale. Most bank owned homes and short sales are sold "As-Is", and with the current number of these types of sales listed on the market it is imperative that the home buyer understands what the term means. Purchasing a home "As-Is" basically means that the seller (bank or owner) is not willing to make any repairs to the property. You are buying the home in it's current condition. That could mean that the leaky roof or faulty electrical will be your responsibility to repair after closing. Every home buyer, but especially a buyer purchasing a home advertised "As-Is" should complete a home inspection. The results of the inspection will help you evaluate the condition of the property and alert you to any immediate r...

Benefits And Pitfalls Of Buying A Home Using A Private Lender In Bothell   If you are having a problem getting a mortgage with a bank or any other type of financial institution, you may be thinking about getting a private lender in Bothell. In a few cases this can work out, but for the most part you are better off waiting to improve your financial situation before going ahead with a private lender.  If you have been given a definite no from a bank regarding a mortgage, the first thing you need to do is find out why. Usually the answer will be given in a sentence or two such as “Your income doesn’t qualify you for a mortgage loan” or “You already have too much debt to handle”. These sentences, and ones like them, need to be qualified. You need to know exactly why you were turned down fo...

The demarcation between city and country used to be the left turn you made from Main Street in downtown Bothell onto the mysterious and wooded Bothell-Everett Highway.  Everything's changed now, of course, except for a piece of country between busy Bothell Way and the high/bio-tech diversity of Canyon Park.  I'm referring to the shopping experience known as Country Village. "Boutique shopping meets barnyard" is a good way to describe Country Village.  The charming shops are one-of-a-kind (no Starbucks here!) and feature everything from antiques to clothing to kettle corn.  You can visit with a wedding planner, have breakfast and get a massage - all in one visit. Country Village looks festive year-round.  The business owners are committed to quaint and seasonal decorations, with profusio...
