Vuecrest (Bellevue, WA)
About Vuecrest (Bellevue, WA)
Vuecrest is Bellevue's crown jewel community walking distance to downtown, neighboring Clyde Hill and Lochleven. It was platted in 1947 as one of Bellevue's first true subdivisions encompassing 160 acres. All the trees were removed opening up wonderful views to Lake Washington, sunsets over Seattle and the Olympic mountains, or downtown Bellevue's skyline to the east. Streets in Vuecrest have names like Evergreen Drive, Hilltop Road, and Vineyard Crest. Recent years have seen luxury building at its best here. This high demand community is loaded with charisma!

Pending sales of homes in Bellevue hit a five year high in April, creating a scenario where we're likely to see record-breaking real estate sales throughout 2013.  Bellevue had 233 house and condo listings go under contract during the month of April, up from 184 in the previous month.  The 26 percent increase is a larger than typical boost for this time of the year, although real estate sales naturally rise through late spring and summer. The total number of pending sales is a 23 percent increase over the same month last year, when just 189 home purchase contracts were signed in Bellevue.  Home sales over the past five years have typically peaked between May and August, so the early pace of April sales points to a summer that is likely to continue to outpace years past.   Inventory cont...

2010 Vuecrest Bellevue, WA neighborhood home values stayed pretty even with 2009 sales…while Vuecrest home sales (units sold) increased dramatically, indicating a strong emerging trend. The transaction count in Bellevue's Vuecrest neighborhood increased 90% to 19 closed sales (with a backlog of 2 pending sales)and a median sale price of $1,207,000 compared to 2009’s total of 9 closed sales with a median sale price of $1,200,000.  The Vuecrest neighborhood average price per square foot increased 16% from $375 to $435 in 2010. The interesting aspect is that year built has little to do with price per square foot as the homes increase in size so does the price underpinned by big land value.  2010 Sales included 3 age groups of properties:  Nine homes built between 1949-53 averaged $430 a s...

Vuecrest, one of West Bellevue's hottest neighborhoods, has had a big run in its values over the last ten years.  Even with the recent market correction, homes here have easily doubled in value and held onto those gains.  The reasons are clear: the views here are among the best in West Bellevue, it is a cohesive well maintained neighborhood, is walking distance to downtown, has a defined border, with entrances from three major streets, all underground utilities, and there are strict deed restrictions protecting the character of the neighborhood, and views to the Seattle skyline, Lake Washington, and the Olympic Mountains to the west, and downtown Bellevue and the sunrise to the east.  This sunset photo was taken November 28th from Hilltop Road at the very top of the neighborhood, and th...
