Wouldn’t you know it... Wednesday ... I started a refinance on my condo. Of course the question, “Do you have any credit card debt?” No I don't (smiles)  just a few hundred bucks from last week's COSTCO run and a few other recents...Oh, did I mention I'm working from the waiting area at the Ford Dealership in Kent this Friday afternoon? I blew a tire last night on my way home. So let's see now, a flat tire turns into 4 new tires+allignment+new battery+front brakes (bothsides) rotors and pads. I knew all of it was coming so no fault to anyone, but dang it, "THE PLAN" was cheering for next month, even better the one after. $1,500 later on the card and yes, I'm grateful. Big scheme, it's nothing really (1st world problem) and as it turned out, a very interesting evening...I manage to hobbl...

‘The Long Look’  is a life sized bronze deer sculpture created by Brad Rude. It’s located in the Centennial Viewpoint Park up on top of West Hill in Auburn, Washington and gazes southeast over the Auburn Valley at Mount Rainier. It was originally cast in 1992, but fell victim to vandals two years ago and was recast and reinstalled in the park in late 2013. I love my stops here at this little park. It’s one of my favorite views of Mount Rainier. ‘The Long Look’ is a beautiful piece and everytime I am here I can’t help but contemplate what the deer might be thinking as it looks over the valley. Is it peering into the future or maybe remembering what once was? Perhaps both... Ironically the sculpture is just across the street from the Mountain View Cemetery where markers date back to 1880....

It is possible to buy a house with less than a 20% down payment. One of the most frequent and often biggest hurdles when assisting potential home buyers is their lack of a 20% down payment, combined with their desire or need to keep their payment as low as possible. Typically their credit scores are pretty good, say mid 700's or so, and they otherwise qualify nicely for a mortgage. They come to me wanting to buy a house, but thinking it's not at all possible because they believe their only choice is to buy with using a low down payment FHA loan and then pay the staggering and never-ending mortgage insurance. According to the 2012 census, median income in Auburn is just under $50k. And yet, quick research on our MLS illustrates the current median sold price for Auburn homes thus far in 2014 is $276,755!! (good grief!) An absolutely fascinating blog post that compares housing affordability by zip code was quoted today by the National Association of Realtors via the Realtor Magazine. I am often somewhat amused by what the "experts" tell us about the reason real estate markets perform they way they do. In a recent article published by Real Estate Economy Watch, two Federal Reserve economists say that lenders have been applying stricter underwriting guidelines for potential buyers who do not have large downpayments. True. However, they then go on to say that this is the reason fewer FHA loans are sought or approved.Huh ... all about underwriting guidelines. Frankly, while there is definitely belt tightening going on in qualifying for these sorts of guaranteed loans, in my experience, more buyers are avoiding FHA loans because of the fact that an FHA loan now carries the requirement for payment of monthly Mortgage Insurance throughout the life of the FHA loan. It's been a statistics sort of morning here at my Auburn WA home office. I usually start the day by skimming the local newspaper (I'm a touchy-feely sort of reader). Reading the May House Sales article with interest, I noticed The Seattle Times report (from our local MLS) that house prices in my Southeast King County area saw a growth in median prices of 7.9% over the same time last year ... with a corresponding drop in number of units sold of 15.7%. Adding to the morning, I took an hour or so to listen to a webinar presented by Keeping Current Matters. Their information is always well presented, but does tend to be more regional. The gated Madera townhouse community at Lakeland Hills in Auburn, WA is gorgeous! Perched on the hillside as you climb up from the Auburn valley towards Lake Tapps, the units sitting on the front side of the hill have amazing views of the valley and the Olympics far to the west, especially on a sunny day. Many of the condominiums throughout the Lakeland Hills planned community have similar floor plans, and most were built by Polygon Homes as they developed their neighborhoods in Lakeland Hills.  Madera seems like a separate little jewel, however. Years ago, I watched a developer scrape and then ultimately design a huge area on Lea Hill in east Auburn, WA, finally to be named The Bridges. There were grand plans associated with the area -- lots of parks, several builders with all sorts of differing price points, a bit of shopping. In short, Bridges was to be a planned community of the sort that's become very popular in the area. Enter the real estate recession. Bridges sat empty. Lots of paved streets, a few trails. No trees.
