A Modest Increase in Unit-Sales; while Prices Strongly at a High Level although Easing for Battle Ground WA Real Estate in June 2021  Battle Ground's hot real estate action is challenged by prices that have run up way too high and too fast, and we are now seeing a recent slowing to the overall rise. Still, we opine that more units would be sold if more would become available for sale. The Wonder of Windows That's some fresh insulation! Today, I am on site at a new construction project and I want to talk about the power of windows. In this project, we took about 80% of the structure down to the foundation and we built up the walls to 10ft. Our goal was to get that panoramic window effect. Window technology has come so far that it's possible for us to have almost the entire side of this building open to the beautiful view. If you notice, the windows can open and they're multi-slide. Extremely Robust Unit Sales combined with Continued Strong Price Rise (21%+) for Vancouver WA in June 2021. Active Inventory remains quite low despite a decent rise in New Listings (Supply). Mortgage loan rates remain below 3% causing prices for Real estate in Vancouver WA to rise about $10k aver last month (up 21%+ year-over-year). Time flies so quickly we are past the six month point in the year and rapidly moving into the last half of the year. Most REALTORS I know get asked if the market will hold, is it changing or will it crash?  Using the data only for Wenatchee and East Wenatchee (but the data is basically the same for all of North Central Washington just larger numbers) I think I can shed some light on the market and the future... mostly good! Also I have included a article from American Lifestiles that has good home buying tips.  I hope you enjoy the report! DOG DAYS OF SUMMERIt’s commonly thought that the expression “Dog Days of Summer” refers to the hottest time of the year. If true, that would have been during June’s heat wave. But the expression actually derives from ancient observations of Sirius, the Dog Star and its annual rising in the morning during summer.  It is also the brightest star, after the sun. The Old Farmers Almanac places Dog Days at 40 days from July 3 to August 11. As you may be aware, we have had a couple fires in the Wenatchee area in last couple weeks. Fortunately, thanks to the fast action of the local fire fighters with help from State and Federal too and lots of air drops (5 planes on the current fire) NO HOMES have been lost so far. This paticular fire 1500 people or so were given evacuation now (level 3) notices. One of my clients, the fire was almost to their and some neighbors homes. It started late in the evening so all the fire fighters had not yet gotten there. But hot dry weather very low humidity and 16-25mph wind was moving it very fast. So my client who has an excation business took one of his CATS and started cutting fire lines to protect the homes. He was successful.
