Lake Ridge Outpaces Other Prince William County ZipsOld Bridge Estates in Top 3 Lake Ridge TH Sales AreasDuring the 30 days from July 23, 2007 through August 21, 2007 Lake Ridge generated about 86.7% the number of home sales as during the same period in 2006.  This compares favorbly to much of the rest of surrounding Prince William County which languished at rates as low as 59-68% the volume of 2006.During the same 30 days Old Bridge Estates, which contains only 4.6% the addresses in the 22192 (Lake Ridge) zip code, generated 6.5% of the sales in the zip code.  We attribute this to Old Bridge Estates having its own pool, tennis and clubhouse facilities and its convenient central location.Here are the specific TOWNHOUSE pending or closed sales in the last 30 days:Address                 ...

The market continues its slow and steady pace in Prince William County.  Home sales have been fairly consistent in 2007.  Of course we are well off the last 2 years but despite the continued news that we have crashed and burned it just isn't true.  Sellers with realistic expectations are getting their homes SOLD and buyers need to realize that it is ALWAYS A GREAT TIME TO OWN A HOME! I recall writing about 3 months ago that what the Maryland and Northern Virginia real estate market needed was some low appraisals to bring the market into line with what the average Virginia or Maryland home buyers will pay.  But, unfortunately, home owners are reluctant to bring the list down to a level that will interest home buyers.  Home owners are calling me daily to let me know about their "wonderful home for sale".  They are desparate and their listing agents don't have an answer for them.  I spoke with a home owner today who called me to let me know that she has a home for sale in Woodbridge, Virginia.  This is a very popular location.  Her home has been on the market for 6 months and there has been little traffic.  The listing just expired and she's looking for a new agent.  I...
