Many who are not familiar with mid-century architecture lump any neighborhood in Northern Virginia with "contemporary style" homes in the same category.  Fans of mid-century modern housing understand there is a big difference between the two.  The confusion reminds me of a brain teaser from science class which I reworked to say "all mid-century modern homes are contemporary but not all contemporary homes are mid-century modern."The two most recognizable mid-century modern neighborhoods in Fairfax County, Hollin Hills and Holmes Run Acres are great examples of the vision of the developers who understood the principals of making homes fit in with the environment and not bulldoze every tree in site.  You will find other pockets of mid-century homes in Reston, Lake Barcroft and Mantua Hills...

Lake Barcroft in is one of the hidden gems that residents of the Fairfax County, Virginia can miss if they don't know about the area.   The neighborhood was named for Dr. John Barcroft who came to Virginia in 1849 and built his home and a mill on Holmes Run.  He was the community doctor in the area until the Civil War when the area was occupied by the Confederate Army.  In 1913 the area was badly in need of water resources and a decision was made to build a dam on Holmes Run that led to the creation of Lake Barcroft.  The massive dam was 400 feet wide and 63 feet above the stream bed.  Once the dam was finished it created a 115 acre lake with over 5 mile of shoreline.  However by the 1940's the water needs for the area outgrew what the dam could support and the in 1950 the water company...

Falls Church Homes for Sale and Real Estate Sales.  MRIS Real Estate Sales Statistics for May 2008 were just released today - June 10, 2008 for the MRIS service area. For Falls Church Homes for Sale, we saw an decrease of homes sales of 8.78%  There are buyers out there, and sellers that are realistic are selling their homes.  Falls Church Homes for Sale saw 9  units sold in May 2008 compared to 13 sales May 2007.  In my own opinion it shows that this really has not bottomed yet, but the lower prices are a result of foreclosures, distressed homes, bank owned properties that are brining out buyers that are looking for a deal.  Days on market increased to 71 days or an increase  of 19.32%.  The price of the average unit sold in Falls Church real estate sales dropped  -9.69%  YTD from May...

The first task in writing this post was to look up whether "bullet holes" was 1 word or 2. Turns out it's 2 words. Learn something every day right? Or is it everyday? Anyhow, I went to a bank owned property in Falls Church today.It was disgusting. It was infested by cockroaches (we didn't see any live ones) and a bullet hole in the window (or a run in with a Kevlar beaked crow). What a gem!The good thing was this client was able to see it as an opportunity, instead of being freaked out. Don't get me wrong, it wasn't my thing, but this isn't about me, this is about the buyer. It got me thinking about how bank owned properties (and other dumps) affect neighborhood pricing. Just minutes from the buzz of the interstate sits the mid-century Fairfax County neighborhood of Holmes Run Acres. Built on a 122 acre tract of land originally owned by a Washington investor by the name of Herman Schmidt the property was named Holmes Run Acres in 1945 and a set of restrictions were put in place for the development of the land. In a Northern Virginia real estate market where homes are lingering for long periods of time unsold, the small jurisdiction of Falls Church City saw some very quick sales in July 2007.Falls Church City is the smallest city in Virginia with less than 12,000 residents.  There are only about 4,800 individual households according to the City's tax records.  In July 2007, there were 17 home sales in Falls Church ranging in price from $304,000 to $1,439,000.  The average sales price for July was $734,528.  These homes sold at an average of 97.95% of the listing price in a lightning fast pace of only 29 days on the market.  The most popular community for sales in July was Winter Hill with 4 sales.Here is a chart displaying the number of sales per month and the average days on market for those ...

Harry Potter mania is officially here with the book being released across the country tonight at midnight!  Have you reserved your copy?Today's Washington Business Journal reports that Falls Church, Virginia leads the nation in pre-orders for "Harry Potter and the Deathly Harrows" according to Amazon.com. Fairfax, Virginia, and Vienna, Virginia, two close-in suburbs of Washington D.C. were also in the top 5.  The Journal reported that on a per capita basis, Washington D.C. led all 50 states!I guess traffic won't be so bad this weekend because everyone will be at the pool or on the couch reading Harry Potter. According to the article, Amazon dubbed Falls Church, "the Harry-est Town in America" and donated a $5,000 gift certificate to a Library Foundation in Falls Church. Hope you have a ...

It is interesting to see the current Falls  Church real estate sales statistics for Falls Church City Virginia homes for sale and compared to this time last year.  OVer all it looks very good for Falls Church City homes, and town homes in Falls Church and condos for sale in Falls Church Virignia.  Yes days on market have increased dramatically, but homes in Falls Church Virginia are selling perhaps because Falls Church has access to WMATA rail, and is just a shrot commute into DC and Arlington.
