Sometime a picture is worth a thousand words and to me a chart may be worth a little more! Below are sales for this year (all areas around Charlottesville) shown by number of bedrooms. What we see is 3 bedroom homes are dominate with 4 bedrooms right behind that. I think it would be interesting to pull the numbers from the peak of the market and see if these numbers were true back then. Stay tuned!

Historic Court Square In the late 1800's (well over a century ago) when you drove around Charlottesville you went by horse and buggy. The City of Charlottesville decided to install four watering fountains in our downtown area. These fountains for not just for horse but also for the citizens of Charlottesville and other domestic animals.   The water was fed through these four "fish-like features" to an upper bowl that overflowed and filled the lower trough for animals. This city water system flowed for many years and a similar one was in front of our courthouse on Jefferson St. In the year 1926 the Monticello Hotel was built and the fountain was removed.     Fast forward to 2004 and the Charlottesville Volunteer Fire Company and the City of Charlottesville have now restored one of the ...

It is chilly outside, about 19 degrees calling for a high of 33 degrees. But I am on my way out to show homes in the Charlottesville area. Yes I am wearing a coat today I also had to drink a couple extra cups to get warm! Also, working on a couple contracts, yes there is still contracts being written it is just that the deals seem move involved than in the past. We are seeing issues with lenders, the county and even with sellers not understanding what it takes to close a deal.

Charlottesville VA homes are selling, the snow is melting and the real estate market is heating up.  We are seeing alot of new listings coming on the Charlottesville real estate market in preparation for the spring sales period.  Historically in the central Virginia area spring is our biggest sales season.  This year many of us also saw an unusually busy January until the big snowfalls in early February put an end to the activity.  This week I have three of my beginning of the year contracts closing. This is an older Charlottesville home with great curb appeal in Woodbrook, a conveinient established neighborhood.  I sold this home as the buyers agent and it closed today.  If you are looking for a Charlottesville or Central Virginia home, I would be pleased to help you find the one that ...
