The Wrong Way to Approach a Home You WantBeing a Top Bristow Listing Agent, I get to see plenty of negotiating tactics that buyers and their agents will use to "get a deal" on a home.  The recent Bristow real estate market has been favoring sellers, and buyers are clearly frustrated by this.  Homes are going under conract quickly and they are having a hard time justifying full list price or more, to land a home.One of the least effective ways to get a home you really want is to act as if you are barely able to deal with it.  Slagging interior finishes that are new, but not your taste, is bad form.  I was literally standing in a kitchen of a renvoated listing during an open house and had a visiting buyer sigh and groan.  It seemed as if someone was forcing her to view the home, but she c... 05/24/2018

Proper Behavior Makes Good NeighborsHow does a Top Bristow Real Estate Agent unwind?  Last night, it was by watching Homicide Hunter on Discovery ID.  About five years ago, I hadn't even heard of Homicide Hunter.  I remember being in the kitchen of one of my listings and being introduced to a early middle aged man by the name of John Kenda.  "His dad is Joe Kenda."  I had a blank look on my face as I shook his hand.  My seller was in disbelief, "You don't know who Joe Kenda is?!!"   Well I felt like the oddball in the room.  Apparently, my seller liked to introduce people to one another by the closest celebrity status.  I believe he introduced me as, "Chris Ann worked with G. The Advantages of House Hunting in the RainLong ago, I read a statistic that still holds true.  Apparently, the Washington, DC area gets more rainfall, measured in inches, than Seattle.  A lot of places get more rain than Seattle.  I think, though, that Washington, DC tends to get more downpour rain in fewer days than the pervasive drizzle and mist, like is seen in the Pacific Northwest.  Unfortunately for those of us that really thrive in sunshiny days, the Washington, DC suburbs, like mine out in Bristow, VA are experiencing a week of dreary drizzle. Just Because Someone Else is Doing It Doesn't Mean It Is RightThere is an assumption many people will make, in any number of situations.  If someone before them has done something a particular way, then they feel it is okay to duplicate it.  They give no thought to whether or not the first person who did this thing did it within the confines of the rules or regulations.Home Owner's Associations are great examples.  As a Top Bristow Real Estate Agent, I'll be out showing a home and get a question from a buyer, "Does the HOA allow a black and white deck?"    They'll want to go with some nautical theme where they have vinyl white railings and the appearance of black wrought iron spindles on the railings.  They next thing they do is look up and down the back yards.  "Oh.  I think they must.... 05/17/2018

Bristow Buyer Success on the First Trip OutUntil today, only ten of the eighty-one buyers I have represented in my real estate career since 2005 were decisive and bold enough to make an offer on a home they saw the first day they were out house hunting.  Today, Bristow buyers closed a home that they saw the first day we saw while house hunting, and they couldn't be happier.  That makes eleven buyers out of eight-two that I have represented that have gone for it on day one.Not every buyer is cut out to make that all important decision to make an offer on a home they see on their first house hunting trip.  Some buyers find exactly what they want the first day out, but their hesitance to move too quickly, results in a feeling of remorse if they lose that first home they loved.  I can't tel... 05/10/2018
