Ashburn, VA Real Estate News

I know that the media is very convincing that the sky is falling.  Some are you are believing it and are going to hold out no matter what the numbers say.  For those of you who just need a boost of confidence this should do it.  I have outlined 3 of the largest communities in Ashburn 20147.   These numbers do not include condos.  The average sales price means little when you know that I am mixing foreclosure townhomes with large single families.  Nevertheless, look how many homes are under contract!  Ashburn Village has around 42% of their current listings under contract, Ashburn Farm has over 50%, and Belmont Country Club and Land Bay has around 30%!   This is way up from the previous months.  SEE THE STATS HERE>

KNOWLEDGE IS POWER." It's a phrase used by many, and last week was an important one to be in the know, as Bonds and home loan rates were affected by many big newsmakers and market shakers. Bonds and home loan rates found some improvement in the early part of the week, leading into the Fed's big announcement on Wednesday of another .25% cut to the Fed Funds Rate. Typically, Bonds and home loan rates react poorly to Fed cuts, due to the increase in economic activity that lower Fed rates can cause, which turns into higher inflation. However, the Fed's Policy Statement hinted that the present rate-cutting cycle may be nearing an end. As a result, Bonds and home loan rates reacted favorably to the Fed's action. I try to keep it light on Fridays.  This week I wanted to share with you a couple of pictures I was able to grab while out.  I am a personal fan of Ashburn Village.  Its not as fancy as Brambleton and  has a few homes that need some love.  Nevertheless, overall it is beautifully maintained and has some of the best amenities around including 4 lakes. One of the largest lakes in the community is beside the Sports Pavilion.  If you have driven by lately you will notice that they have been staining the small pier and replacing the railings.  Yesterday, when driving home I noticed that not only was the gazebo at the end of the pier missing, it had floated away!     Another great location in Loudoun is Downtown Leesburg.  It has great historical value for the area along with some great mom & ...

Ashburn is split between 2 zip codes.  Most of Ashburn is within the 20147 zip with neighborhoods like Ashburn Village, Belmont Country Club, Ashburn Farm, and Farmwell Hunt.  20148 is pretty new with neighborhoods like Broadlands, Brambleton, Villages of Waxpool.  Residents of 20148 are a little more adamant about this distinction.  The population of residents within 20147 is much larger than 20148.  It's the equivalent of Tiny Tim Vs. The Hulk.  Nevertheless, the growth of 20148 is increasing and there is still a lot of room for development which is being taken advantage of by builders. Since Wednesday are for STATS... The last time I checked, the average age for Ashburn is around 32 years old.  There is not a large senior adult population in Ashburn currently. If you think it will remain this way, you could be in for a surprise within the next 5-10 years.  If the average age for the population is in the mid 30's you should assume that there are grandchildren in the picture.  Since many of the residents in this area are transplants, grandparents are now deciding that they are tired of missing out on their youngsters childhood. What are the signs that I am seeing predicting this???1.  One of the most read articles read on my site found through google is an article concerning Ashby Ponds (An Assisted Living Center Being Built in Ashburn).2.  Many builders in the area have begun to build 55+ communities ...

Basically, Ashburn Virginia is the picture of suburban bliss.  It is made up of several planned communities with a range of home prices and styles, from $200,000 for condos to over $1,000,000 for the largest detached homes.  The main developments, in order of oldest to newest, are Ashburn Village, Ashburn Farm, Belmont Country Club, Broadlands, Loudoun Valley Estates, and Brambleton.  However, even the oldest homes are no more than 20 years old, which is fairly young for most parts of the country.  The newness of everything is almost a joke here.  There are constantly new shopping centers, new office parks, new schools, and new homes being constructed.  So if you're looking for new, it's easy to find here.  Ashburn was once, not that long ago, nothing but farmland.  In the late 80's, th...

Good, bad or indifferent we are living through (and hopefully working through) a real estate market that will not be forgotten.  This is one for the history books.  The investors are out there right now.  Buying.   Profit is made when you buy a home, not when you sell it.  They are scooping up the homes my first time buyers want!  True investors did not buy when the market was hot.  They sat back and waited.  Do you buy something worth 1/4 million (or more) on emotion or logic?  Investors base their purchases on numbers.  Profit is made when you buy.
