This morning my daughter reminded me that her Senior Portrait is coming up.  Now if you have not lived through this milestone, it is fraught with anxiety--particularly for the young women.  I mean, after all, this picture will follow you around your whole life (my senior portrait recently came back to haunt me when a former classmate posted it on Facebook--and it has been almost 30 years). And for young women, it is always about the hair... I called the hair salon that I use, Rain in Ashburn. My daughter has been one or two times, but I am a loyal customer, having followed my hair dresser, Tracy Robinson,  there from another salon.  My daughter's stylist, Wilma, was not going to be working that day.  Neither was my stylist, Tracy.  Uh, oh! Now what? Much to my daughter's amazement, afte...

Low Rates, Plenty of Buyers and Low Inventory Make it a Perfect Time to Sell Most Markets in Northern Virginia are now SELLER'S MARKETS! In January of 2009, for every 5 homes on the market, 1 was under contract. In many areas of Northern Virginia, there are now 3-4 homes under contract for every 5 on the market. Homes that are priced correctly will have multiple contracts within one week. Many home sellers are pleasantly surprised with their pricing. The sellers market extends beyond the lower priced homes. In some markets there is almost no inventory of luxury homes allowing sellers to command top dollar. All markets differ, but most markets, regardless of location and price, find themselves in a seller's market. Tips for our Sellers: Foreclosures and short sales are not your competit...

HOME BUILDERS in LOUDOUN COUNTY ARE TRYING TO LEVERAGE THEIR LAND HOLDINGS INTO HOME SALES. NEW HOMES SALES IN ASHBURN VIRGINIA ARE VIGOROUS and buyers are out looking and buying.  While we see some builders closing communities and not finishing construction, others are reviving previously closed communities.  Of course, they've sited the lots with smaller floor plans and lower prices to meet the market of today.  What would sell in 2005 will not necessarily sell today. The homes below are what this builder sold in 2006/2007 for prices in the high $600,000 for 4,000 square feet homes.  Today the homes have been redesigned to about 3,200 square feet and offered starting in the mid to high $500,000 range.             Fortunately, the amenities in this community were finished when the buil...

The Dulles Little League started their season with an opening day parade through Ashburn on Saturday.  The little leaguers started out on Shellhorn Road at St. Teresa's Church and walked to Crittenden Park on Windmill Drive at 9:00 am. The teams each had banners proudly displayed for their team and the parade was led by police escort...once the teams arrived, the fun and games began for the afternoon with many activities for the kids and vendors for everyone to visit.  The folks from Kinkora and supporters for a minor league baseball team were also in attendance. Kinkora is asking for your support to bring baseball to Loudoun County.  Please visite http://petition.kincora-va.com/Support.php  to sign the online petition!   To Search for Homes in VA, visit:  WWW.MyVADreamHome.com

Brambleton real estate market is down exactly 13.5%. How do I know? Something unique happend.  On 3/12/09,  this home sold for $610,000.  The seller actually bought this home a year ago (1/15/08) for $705,000 ($715,000 sold price - $10,000 subsidy).  That's 13.5% decrease.  This is the ulitmate apple to apple comparison.   Another interesting observation is that over 80% of resales in 2009 Q1 were distressed sale.  Short sales led the way with 43% of all resale market.  Due to strong interest in short sales, I'll be posting more short sale related blogs on my new short sale blog.   Number of Resale Homes Sold in 2008 Q1: 25Number of Resale Homes Sold in 2009 Q1: 21Change: 16% decrease  Average List Price in 2008 Q1: $464,659Average List Price in 2009 Q1: $418,914Change: 9.8% decrease  ...

There once was a man who lived in Sterling (on Holly Avenue).  His mortgage company would not lower his rate (he had negative equity so it would not appriase at the new, improved, lower price).  Mr Holly Avenue, decided he wanted a nicer house (in Ashburn).  He purchased the new house, moved to Ashburn and stopped paying on the old house (on Holly). Shame on you mortgate company for being greedy and not refinancing your own loan (after all, you were dumb enough to do the loan in the first place....even though you knew the value was inflated). Shame on you Mr. Holly Avenue, for walking away from a house you promised to pay for and sticking the tax payers with the bill.  Hope you enjoy your new house in Ashburn. Remember, what goes around, comes around.  So, WHEN are we going to close thi...
