Alexandria Homes for Sale and Real Estate Sales.  MRIS Sales Statistics for May 2008 were just released today - June 10, 2008 for the MRIS service area. For Alexandria Homes for Sale, we saw an decrease of homes sales of 8.78%  There are buyers out there, and sellers that are realistic are selling their homes.  Alexandria Homes for Sale saw 187  units sold in May 2008 compared to 205 sales May 2007.  In my own opinion it shows that this really has not bottomed yet, but the lower prices are a result of foreclosures, distressed homes, bank owned properties that are brining out buyers that are looking for a deal.  Days on market increased to 77 days or an increase  of  4.23%.  The price of the average unit sold in Alexandria real estate sales dropped  -16.05%  YTD from May 2007 ($495,501)...

As of early June 2008, over 53% of the homes currently on the market for resale in Alexandria, Virginia are condominium units.  Condos are scattered throughout the City of Alexandria, but the highest concentrations are found in Old Town Alexandria and in the West End "Condo Canyon." How much do condos in Alexandria cost? In May 2008, there were 87 sales of condos in Alexandria at an overall average net sales price of $332,189. Of the 439 condos currently on the market (as of June 8, 2008), there are: 9 studio condos at an average listing price of $204,506 122 one bedroom condos at an average listing price of $263,219 235 two bedroom condos at an average listing price of $325,892 69 three bedroom condos at an average listing price of $502,023   The charts below detail the average asking ...

This evening in Northern Virginia after a day of sweltering temperatures that actually reached 100 degrees, we're watching an amazing thunder and lightning display move its way through Alexandria. Since I live on the 16th floor of a high-rise condominium building (Alexandria Knolls West -- where I currently have this wonderful listing for sale on the 8th floor), I've got a panoramic view of nature's fireworks. Here's a clip of some video that I shot this evening from my balcony:     We certainly hope we don't have a replay of last August when lightning struck our condo building.

Veteran administrator Morton Sherman was selected last night in an unanimous vote to serve as the new superintendent of the 10,600 student school system in Alexandria. Currently superintendent of schools in Tenafly, NJ, Sherman was also a candidate for the LeHigh Valley School System in Pennsylvania. The selection of Sherman marks the end of a process that began in January when the school board issued an early end to the contract of then superintendent Rebecca Perry and scratched its initial search in April , firing one consulting firm and hiring another. The City of Alexandria announced that the Department of Planning and Zoning has begun the process of nominating the Uptown/Parker-Gray neighborhood to the National Register of Historic Places.  A community meeting to discuss the National Register Process and findings of historic research will be held on Monday, February 4, 2008 from 7-9p.m. at the Jefferson-Houston School, 1501 Cameron Street. Just a few months ago I did an article on “walkability” and what it means to home owners and home buyers.   Now, Prevention magazine has named Alexandria as THE BEST walking city in Virginia and ranked it #21 in the nation.
