I Rose to the Occasion The office manager in our brokerage is having twins! When asked to bring a dish for her baby shower, I happily agreed. It's easy to order, pick something up from the store or a local bakery but instead, chose to make it more memorable. After shopping for ingredients, I went home to create some delicious edible goodies. The results of the salami roses with mozzarella balls and basil were a hit and the ham & cream cheese rollups were divine, fresh and tasty and eye pleasing! Do you know one of the top things that makes consumer's happy when buying or selling real estate? Industry smarts or community knowledge are important but it's actually an enjoyable experience! That is something everyone can provide. Many agents fall short during the process because the main foc...

Wisdom Has Been Chasing You...Whoa, slow it down there speedy! Yeah, you, moving like a small kid on a sugar buzz, after a day trip to granny's! Stop stirring up so much chaos by running all over hell's half acre, igniting uncertainty, instead of making your mind up.Inevitably, problems will persist because of that whirlwind approach to everything in life and any excuses are like starting an argument in an empty house. Avoid that sinking feeling once the commitment is made by hitting the brakes, be thorough, rely on the the hired professionals. You can keep from singing the financial blues by sticking close to a budget and an af...

Instead, they have become extremely self-entitled, dependent upon the system to carry them or the kindness in others. The work ethic has taken a permanent leave in these cases. For those who continue to get up, dress up and show up to make a living, THANK YOU. A day's hard work neve...

Plan B or Not to Be: After A Cash Cow Runs Dry Remember back when some top-producing agents insisted that they would never, ever discount their services? They became the ones that were severely tested, refusing to bend and struggled once the brisk market waned.  If you do what you can with what you have, you’ll always be MOORE successful. A cash cow that generates steady and reliable income over a long period of time, eventually runs dry of opportunities if conditions deteriorate. With no recovery plan, financial strain comes into play, bringing with it, some tough choices. When the primary focus is about serving the consumer's wants and needs with utmost respect and prioritizing the best representation possible, good things can happen. Chasing the money in any capacity results in faile...

Real or AI Generated?  Recently, Candice Donofrio brought to my attention on ActiveRain Peeps, a consumer-facing post, specific to Washington County, Utah. The ad enticed people to 'upgrade their agent'. I found multiple voids within the entirety. Upon closer inspection, the photos appeared to be AI generated, the website went nowhere, and there was no broker information, nor name, or any other information disclosed that would be required by the real estate commission. I discovered the client testimonials were also fictitious, no such homeowners existed in the county records. In this day and age of artificial intelligence, you must verify before trusting anything online. Our profession as a whole is under attack. Being a cohesive force against false advertising, unethical practices and ...

Today is Worth Singing About! Caturday's are meant for catching up with paperwork, house chores or for spending time in the garden. Slinky and I would meet quite often in Nerdin Gardens. She would happily supervise in between cat naps and chin scratches, while her tiny paws gently padded their way into my heart. Every day is an opportunity to improve relationships by reaching out to those who matter, even if it's just a satisfying belly rub. Happy Caturday all!

Putting the NERD in NERDIN GARDENS! Every growing season, we unleash our inner 'nerd' into the back yard garden, encouraging nature to be bountiful with a variety of fresh fruits and vegetables. This Spring, we will till the soil, prepare it for growth, plant, then eventually reap the delicious rewards of all our hard work. A robust home garden takes much effort, passion and dedication, much like running a business. Maintaining the work ethic for both is crucial for success, along with implementing good daily habits. We put the 'nerd' into our back yard garden by: Tilling: Rotating natural fertilizer into the already back soil, loosens any compacted earth to allow for proper drainage, air circulation, providing space for plant root growth. Preparing: Water systems are re-installed every...

She said, That's like holding a listing "hostage." Sellers hire agent to sell their house. Documents are filled out entirely, after reading line-by-line and then asking if there are questions. All parties agree to and they understand the terms, sign, initial and date. Agent calls a professional photographer to take pictures of interior and exterior, plus from the sky with a drone, that also includes 3-D technology to show off the floor plan. They are given advice on removing items that might distract buyers, also recommends hiring a stager to create light & bright fresh spaces. Seller (she) is resistent to advice. Listing goes live, agent coordinates all viewing appointments. Just days later, owner (wife) says company is visiting for the next 6 weeks, requesting all showings be paused. ...

Creating Solid Relationships:  Not Just Another Brick in the Wall For many years, I have looked at relationships as if they were a house; built strong, they remain through the tests of time. If based on less-than-honest intentions, it becomes unsafe and comes tumbling down. One of an agent's fiduciary responsibilities is to communicate concisely and clearly to clients, relaying as much information necessary to move forward or to change directions when making a serious sales decision.  Following up and through effectively is pertinent. When communication fails, a chaotic environment may soon ensue, clouding judgement and a prior, relaxed mindset can turn volatile without any warning.  Relationships built on weak foundations are destined to collapse. Rushing into a friendship in an excita...

Hope Your Easter is Eggstra Special! As you gather today for Easter, be sure to make some great memories with your friends and family. Take a lot of pictures, share your favorite stories, bring a special homemade dish if you're traveling to someone's home. Love is a common thread that is woven into all relationships, whether in friendship or partnership. This quote comes to mind by Kate McGahan: The very first Easter taught us that life never ends and love never dies. However you decide to spend this day, enjoy those around you, remember what is important in your life and be thankful. Happy Easter to you all!

ActiveRain MeetUp - Caroling in Southern Utah! When I realized that Carol Williams would be passing through St. George, lunch plans and a tee-time were immediately made. Due to the influx of new residents to my selling area, open slots to golf can be 15 -  30 days out. Our golf destination was Southgate Golf Course for a quick 9-holes. The chicken taco's there at the restaurant were the bomb. After being notified we were up, we drove from hole #10 and that's when the hilarious fun began! Caroling at Southgate Golf Course Carol played a total of 43 times over the winter months, It was my first time out this year. She hit the ball straight and true, while I hacked my way into sand traps, the rough, ricocheting the ball off rocks, up and down the rolling hills. We decided to play best ball...

Southern Utah Golf: Building Sandcastles Not all drives are hit straight and true, some are shanked or fade quickly to the left or right after the club makes contact. The trajectory depends on skill level or the mindset of the player. A good attitude makes the game more fun for everyone. When tempers flare (and they do), it's best to take a moment and breathe, then head to the sand trap and build a sand castle. And remember, if your ball is just itching to take a refreshing dip in the water to cool off, be sure to use an old one! Meanwhile, it's time to play a round: SunRiver Golf Course St. George - 18 holes - Public Bloomington Country Club Golf Course - St. George - 18 holes - Private Green Spring Golf Course  - Washington City - 18 holes - Public Coral Canyon Golf Course  - Washingt...

A High Price to Pay: Wasted Days and Wasted Nights The ideal window to sell has long past, my former haven echoes with stilled emptiness. At first, there was a sea of seers, who crossed the threshold, eager to take in this home with designer touches, gourmet kitchen with gleaming, granite countertops, high-end appliances and hardwood floors. Now, there is merely a trickle of half-hearted buyers, whose curiosity is piqued, wondering why my property has not sold. Six months have passed and this house feels like a prison due to my decisions. I should have considered the cash-quick-close offers that rolled in but was stubborn, dollar $ign$ flashing before my eyes. Suppose it is my dream getting in the way. Houses similar to mine, overpriced and over-hyped are sitting like out-of-date sardin...

Desktop Ooooh & Ahhhh-praisals Recently, I asked this question in the ActiveRain Q & A section regarding: Under what circumstances would you order a desktop appraisal for a buyer client? Never was the majority of answers! They do have a place in this new market, if only to prove a listed property is indeed way overpriced. A desktop appraisal can be advantageous to cash buyers looking in the market when price is a key component in making an informed decision. Here are three ways to limit the risk of paying too much for a property: 1. Since an appraiser doesn't need to visit the property, desktop appraisals cost less. Of course, the amount depends on the selling area. They can be as inexpensive as $150 - $300, compared to $600 or more for a traditional appraisal. 2. Saving time is another...

Nerdin Gardens: Lettuce Romaine Calm What happens when flora and fauna in a back yard garden cause an uprising of epic proportions, with seemingly unjustifiable demands? No amount of reason could tamp down or beet the unified, emotional turmoil in the nutrient rich soil. All-seeing, with eyes in the back of his head, Spudnik, the leader of the russet potato clan and Cornpop, who's all ears, led the charge. They demanded more productive appreciation and ingrained respect for giving their all, season after growing season! Eggplants, in full-scale rebellion-mode began lobbing cherry bombs as a defensive tactic, aphids willing to sacrifice themselves, threatened an all-encompassing leaf invasion, the likes no one has ever witnessed before. Radishes created a series of tunnels designed to bu...
