Saratoga Springs, UT Real Estate News

  We currently have over 12" of snow and that should be plenty for Santa and his reindeer to make their annual visit.                   The whole family is ready and we are enjoying the beautiful sunrise.     We are bless to live in such a beautiful area in THE BEST COUNTRY IN THE WORLD.  We have our challenges and we will fight our way through and become stronger. We still are having a low percent of new listings being SOLD.  Currently (28.92) % on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. Please see data below.                                                                                  PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market) and lower new listings.        SUMMARY  Currently we are not seeing the needed positive price action to confirm a market bottom. This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing. Saratoga Springs real estate market is suffering like most of the markets across the US.  It's not a good time to buy because we don't have a confirmed bottom.  Sellers need to also stay put, if at all possible. I'm still positive about Saratoga Springs, maybe because it's my home.   I work mainly in Salt Lake City area and live in Saratoga Springs because like the rural environment and beautiful views.  I have attached a few examples below.   Here we have a beautiful sunrise coming through the clouds and reflecting on the mountains and Utah Lake.  Most areas of Saratoga Springs enjoy mountain and lake views.             We love the animals. The short term real estate outlook for Saratoga Springs Utah is looking rather bleak. There were more than 130 homes sold in the first half of 2008, but this number is rather discouraging when you consider that there are currently 444 homes for sale in Saratoga Springs, and this number just keeps on rising.
