Whats under my kitchen sink?  Theres a myriad of cleaners, garbage cans, and supplies.  As a realtor we are constantly cleaning up the messes that are thrown our way.  Right now my short sale condo in Saratoga Springs, Ut is my file that could use a good cleansing.  Overall though, as a relator for almost 7 years this is the conclusion I have come to or experienced: In the past a lot of my homes have needed to be cleaned and spruced up before they can sell:(lysol, mr. clean magic erasers, garbage cans) You have to remind everyone that their dishes need to be done in the mornings before they head off to work (two dishes soaps in my picture below) beds need to be made etc. pick up your homes everyone, first impressions are important We also need to be there for our clients and listen to ...

Utah County Homes for Sale - Loan Origination and Discount Points Origination points are a fee paid to the originating lender which is part of the profit margin for the services that they provide.  Both are measured as a percentage of the loan amount and both are factored into the loans APR.  Generally, points are deductible as long as the seller didn't pay for them and origination fees are tax deductible provided they are expressed as a percentage. Discount points enable you to lower your loans interest rate.  They are basically prepaid interest, with each point equaling 1 % of the total loan amount.  When you pay a point on a 30 year mortgage, you can lower your interest rate by .125 of a percentage point.  When comparing loan rates, ask lenders for an interest rate with 0 points and ...

I have tried to listen to my Home Buyers.  There are a number of things that my clients have told me are important to them: •·         Having an effective and informative MLS Sea...

Utah County Homes for Sale - The Kitchen As I travel with buyers in Utah County Real Estate home searches, my clients continue to emphasize to me the importance of their kitchen.  Homework is done there, games are played there, families gather there, business is done there, oh yeah, and by the way, meals are served there too!  Here are some of the best features you need to look for in a kitchen. Cupboard and counter space continue to be at the top of the list.  Most kitchens look big until you start to put things away in it.  So you want to make sure that you have plenty of room to put your dishes and kitchen essentials, as well as food, especially if there is no pantry.  Plenty of room to sit and eat is very important.  If you like big family dinners or entertaining in general, the ide...

Delay the sale of your home It is possible that today is not the right time to sell because of market conditions.  You could wait until the inventory of homes drop and the demand goes up.  Most of the time, spring it the best season to put up your house for sale. Utah County Homes for Sale - Sell before you Buy When it comes time to purchase a new home, the question always comes up, should I sell my old home before I buy the new one?  Depending on your credit situation and your ability to qualify for two loans, this question could be easily resolved.  We will assume you have excellent credit and can do whatever you please.  It is always better to have your present home sold before you make an offer on the new home.  If you have an offer with a contingency of selling the old home, the seller will be less likely to accept the offer or allow better terms.  You will always be in a better bargaining position if you were able to move in without delay.  Credit terms on you new loan will also be better based on you living in the new home as your primary...

Utah County Homes for Sale- When to Vacate your Sold Home When is the proper time for the Seller to vacate their property after closing?  This question comes up quite often during the process of the Real Estate transaction.  Just when the proper time is, depends solely on the wording within the Real Estate Purchase Contract.  Unless the property is vacant, generally speaking the seller has until after recording with the county.  Most important is how much was indicated within the REPC.  Usually it takes about a month to close a smooth transaction on a purchase.  If the transaction turns out to be a nightmare, then the closing could go on for an extended period of time.  Another method that can be used is an occupancy agreement between the parties.  If the seller needs more time to move,...

Utah County Homes for Sale - Source of Funds Source of funds for your down payment and closing costs is one of the major concerns when it comes time to close on your home loan.  Lenders will require statements for the last two or three months on any of your liquid assets.  This includes checking and savings accounts, money market funds, certificates of deposit, stock statements, mutual funds, and even your company 401K and retirement accounts.  It is very important that there not be a lot of movement between the accounts mentioned above just prior to or during the closing process.  Lenders will require a complete paper trail of all the withdrawals and deposits.  Moving your money around, even if you are consolidating your funds to make it easier could make it more difficult for the lend...
