There is a clear difference between motivated and desperate! Recently, after listing their home, my clients decided to drop the price and then again a week later, after no offers. I got a call and the agent on the line asked if my sellers just wanted to dump the property. No, I explained, they are motivated, not desperate. Shortly after that second price drop, I received an offer from an investor at more than $100,000 less than list price.
