By:  Robert A. Hulme - Realtor - Loan Officer Generally speaking the number one criterion a Mortgage lender considers when qualifying a Home Buyer for a mortgage loan is a good Credit Score.  The higher Credit Score, usually the lower the Interest Rate.  Other factors are obviously considered when determining the interest rate, but all lenders look at the Credit Score first.  That being said, it is very important to understand how you maintain or improve your Credit Score before applying for a Home Loan. There are no quick fixes for improving your credit score, but you can raise your score over time by demonstrating that you consistently manage your finances responsibly.  Listed below you will find a number of tips that you should consider when attempting to raise your credit score. •· ...

A Home Buyer market comes at a time when the supply of homes for sale exceeds the demand to buy those home...

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION     Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.  On a year over year, YTD comparison currently (18.35)% of new listings are being sold.        SUMMARY Currently we are not seeing the needed positive price action (along with other indictors) to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing. For more details or just to chat about market conditions please feel f...

By: Robert A. Hulme - Realtor - Loan Officer -Utah County, Including Provo, Orem, Pleasant Grove, American Fork, Lehi, Highland, Alpine and Cedar Hills, Eagle Mountain, Payson, Saratoga Springs, Spanish Fork, Springville, Mortgage Xpress, Agent One of the most often used marketing tricks that Listing agents use to attract home buyers is a Buyer Agent Commission (BAC) that is larger than what is generally offered.  Generally speaking most home sellers offer a commission of 6 percent to the agents that assist to sell their homes.  Half of the commission or 3 percent goes to the agent that listed the home for sale.  The other 3 percent goes to the agent who represents the buyer in the transaction.  By offering an inflated BAC, the listing agent is hoping that the agent representing the buy...

By: Robert A. Hulme - Loan Officer - Realtor With the Federal Reserve cutting the interest rate to an all-time low and Mortgage rates should follow.  Mort gage rates are fast approaching all-time low status as well.  I believe we will continue to see this trend throughout the New Year.  With 30 year rates hovering around 5%, many first time home buyers and investors are considering coming out of the closest.  Should home buyer take action now, or should they wait for further lowering of Mortgage rates?  My belief is that rates will go lower but not much, so what advantage would the home buyer have of waiting for the quarter or half percent that might come.  Now is the time to take action. With an abundance of short sale and bank owned properties on the market, the combination of lower r...

Internet Data Exchange (IDX) The Internet Data Exchange is a service available to real estate agents today to display their listings through internet feeds that bring the home search process to new levels.  Services are available to all real estate agents at a very reasonable price.  Realtors are able to actually bring their MLS listings to life. By: Robert A. Hulme - Loan Officer - Realtor Are you Elderly (Over 62 years of Age)?  Are you considering selling your home to get the money necessary to survive in your retirement?  The Reverse Mortgage (RM) may be a great alternative.  The RM was designed to enable older retired homeowners who are likely to be on fixed income to use the equity in their homes (Most likely totally paid for) as a source of supplemental income while still retaining ownership.  The RM program is available to homeowners who are 62 years of age, who own their home free and clear or nearly so and who wish to use the equity in their homes to cover part or all of their living expenses after retirement. The way the RM works is like this, a lender has the home appraised and then lends a certain percentage of the ...

By: Robert A. Hulme - Realtor - Loan Officer When you first start shopping for a new home, usually you begin with a list of things that you must have.  Many times after you purchase your new home you find that your wish list of features did not quite add up to what you originally wanted. Most usually want basically the same house.  It might include 1200 - 1500 sq. ft., built within the last 5 years, open floor plan and vaulted ceilings.  Laundry Room on the first floor, garage, basement, Master Bedroom with a garden tub, Walk -In closet and a decent sized yard with some degree of privacy.  When you find it, you purchase it and you love it. Here is what happens within a week of moving in.  Both cars don't fit in the garage.  Two cars cannot park comfortably next to each other in the driv...

Hulme - Realtor - Loan Officer -Utah County, Including Provo, Orem, Pleasant Grove, American Fork, Lehi, Highland, Alpine and Cedar Hills, Eagle Mountain, Payson, Saratoga Springs, Spanish Fork, Springville, Mortgage Xpress, Agent The Real Estate Purchase Contract involves more than just price.  You will have to discuss personal property possession, rent, tests, inspections, closing dates and more.  The one term that throws most buyers, especially first time buyers is Earnest Money Deposit.  What is it?  Why do I need to pay it?  Why do I have to pay so much? Not the Down Payment Many buyers show up to write their offer and announce to their agent that they do not have to put an earnest money deposit because they are getting down payment assistance or 100 percent financing...

Home Selling Options Today, in Our Real Estate market, selling a home is not as easy as it has been in the past.  You may find yourself without a single interested buyer and forced to rethink how you want to approach your dilemma.  Sure, you could spend hundreds of dollars on marketing and advertising fees just to promote your home.  But at this point, it would be encouraging to cut your losses if you see no possible buyer in sight. Delay the sale of your home It is possible that today is not the right time to sell because of market conditions.  You could wait until the inventory of homes drop and the demand goes up.  Most of the time, spring it the best season to put up your house for sale. Refinance Maybe not the best option in this type of market due to the fact that most homes are n...
