We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION     Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.  On a year over year, YTD comparison currently (20.47)% of new listings are being sold.        SUMMARY Currently we are not seeing the needed positive price action (along with other indictors) to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing.       Data considered accurate... We still are having a low percent of new listings being SOLD.  Currently (22.81) % on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. Are Properties Owned by Banks a Good Deal - Utah County Real Estate Banks are not in the business to hold onto an inventory of homes.  They want to get rid of these homes yesterday.  This makes for a great opportunity for you, the home buyer or investor, because most of these homes are well below market value.  Once the bank owns the property they will handle eviction if any, take care of some repairs, pay past HOA and/or other maintenance dues, and then will negotiate with the IRS, removal of tax liens, if any. 2008 is more than half way over. If the half way point is also the half way point for home sales, then there are going to be a lot of homes on the market that are still on the market next year. From January to June approximately 156 residential properties sold in Pleasant Grove. At the mid year point there were also 288 active listings, and the number appears to be growing as there are now 291 homes for sale in Pleasant Grove. To make things a little more complicated, there is a 35% price disparity between the list price and sold price. Of the home that have sold in 2008, the median sold price was $207,789.
