The Silver Springs area of Park City continues to be the hottest sector of the Park City real estate market though there are a number of great homes for sale in Silver Springs as I write this. Silver Springs encompasses the following subdivisions:  Snyder's Mill, Northshore, Southshore, Silver Springs and Ranch Place and most homes here are priced in the $500k-$1,000,000 range. Silver Springs has some of the best amenities around which is one of the reasons for it's popularity.  There are two lakes within the area, the big lake at Northshore and the little lake at Southshore and lakefront homes here do command a premium.  Residents enjoy paddle boarding, kayaking and swimming in the summer and ice skating in the winter. Willow Creek Park is located just across from Snyders Mill and is t...

The Silver Springs area of park City is home to some of the hottest and mosrt popular subdivisions in Park City including Ranch Place, Silver Springs, Northshore, Southshore and Snyders Mill. The community is anchored around two lakes.  One in the Southshore community and the larger one in the Northshore community. This area is also directly adjacent to Willow Creek Park and readers of this blog know well my affinity for this great park.  My daughters play soccer here regularly and can also be found on the playgrounds, basketball court and giant sandbox (otherwise known as the beach volleyball area).  There is also a pond which freezes over in the winter and is used by the young and the young at heart to ice skate throughout the winter months. There are currently 15 homes for sale in th...

I have some very nice first time home buyers from the Bay Area closing on a home in Silver Springs today and so I thought this would be an opportune time for a market update on this area.  The Silver Springs area of Park City consists of a number of different subdivisions including Ranch Place, Northshore, Southshore, Snyder's Mill and Silver Springs.  This remains one of the hottest areas of the local market with well priced homes often selling within days or immediately upon listing or in some cases, like the home my buyers purchased in Snyder's Mill last month, even before being listed. Some homes in Silver Springs are located within walking distance to Parley's Park Elementary school and the rest are just a short drive or bus ride away.  Middle school aged children will attend Ecker...

The Southshore community at Silver Springs was largely constructed around 20 years ago around the smaller and more southerly of the two lakes within the Silver Springs community. Southshore is another affordable alternative to many of the more expensive neighborhoods in Park City with most homes priced in the $500,000 to $800,000 range.   It is largely a primary resident community and popular among families.  Like most areas of Silver Springs, inventory is typically low with not a lot of turnover among local residents. The Southshore community is centrally located between Kimball Junction and Park City's Historic Main Street and provides easy access to just about anywhere in the area including all three of the local ski resorts. Like the other communities in the Silver Springs area resi...

The Northshore community at Silver Springs is bordered on one side by Ranch Place and Willow Creek Estates and on the other side by the Southshore community.  Northshore was largely built up in the early 1990's and has a central location about 7 minutes from old town in Park City and about the same distance from the many shops and restaurants at Kimball Junction. The Northshore community is also just a quick trip by bike or car to Willow Creek Park with its many playing fields, playground areas, tennis courts and Pavilion. The Northshore community is built around a large lake with many of the homes in Northshore having direct frontage on the lake.  This is a pretty unique feature in Park City and extremely popular with the local residents.  My daughter has a friend who lives right on th...
