President Obama is expected to release his homeowner stability initiative soon. This plan is designed to help struggling homeowners who can't make their mortgage payments by giving them affordable refinance options despite their present credit and homes value. It should also help to reduce inventory of foreclosures on the already oversupplied real estate market. Understanding Closing Costs One thing buyers always ask is, "the seller is going to pay my loan costs right?" I opened up my Deseret News paper this morning and the front page article was Logan boasts nation's second-lowest unemployment rate.  In Logan, Utah the unemployment rate for December was 2.8%. Only Morgantown, WV had lower unemployment. They were 2.7%. The jobless rate did increase from December '07 to December '08, but only by .9%. In comparison the national unemployment average is 7.2%, with El Centro, CA being the highest with 22.6% unemployment. Logan doesn't follow the same up and down trends that other parts of the country do. Home prices, wages, personal debt didn't get as high here as they did in other places. We had an idea to encourage education in our local community of Logan Utah. We contacted the Cache Valley Utah school board, and we're setting up THE LISA UDY TEAM EXCELLENCE IN BUSINESS SCHOLARSHIP FUND. We are going to donate a hundred dollars for each Logan Utah home we sell in 2009. We are asking students to submit a one page essay containing the ten best thing's about living in Cache Valley Utah. Hopefully, by May, we will be able to give away a $1500 scholarship to help someone achieve their dream of going to college. We are offering the scholarship to students who are interested in a career in business, marketing, or technology. I was talking to one of my neighbors lastnight about The Logan Utah real estate market, and he asked me some questions about Cache Valley Utah I thought I should share. One question was: How does Logan Utah's Market compare to the national market's? "Well our market is auctually very strong compared to national markets, even better than most markets in the state of Utah. Then Cache Valley Real Estate market is ranked 8th in the nation right now. Newspaper marketing vs. On-line and Word of Mouth Marketing The numbers are astonishing. I have been advertising in my local newspaper since I began selling real estate, which has been the past 8 years. This year we had ZERO leads from our local newspaper, every sale I have had, has been from referrals (word of mouth), The Real Estate Book, sign calls and internet leads. I had 45 closings in 2008 and not a single one, came from my local newspaper. The same goes for our office Youngblood Real Estate. Here we are again, looking at another list in which Logan Utah is among the top in the nation.  This time, we are in the top ten predicted for best housing markets in 2009.  Is this a surprise?  Not really.  Logan Utah Real Estate seems to be pretty stable and if the prediction is right, and there will be a 2% increase this year, now is the time to buy.  Interest rates are still below 5% and there is plenty of money to lend.  If you are one of the few who still has a good job and decent credit, now's the time.

Our brokerage has gone over their numbers for Logan Utah Real Estate in 2008 and figured out where all of the sales had come from for all agents.  Can you guess how many of our sales came from news paper ads?  The figure looks like an 8 that is missing the bottom half.  That is right, 0 home sales for Cornerstone came from news paper ads.  Another brokerage shared with us the same stat.  They had spent more than 20k last year on news paper ads and didn't see any return from that.  What does that mean for sellers?  It means that agents would have a better shot selling your home if they spent their news paper ad budget on things that are actually selling homes like internet presense, better signs, color flyers, and working prospective buyers better.  Fortunately for us, we specialize is a...

One of the biggest shifts with the real estate market in Cache County has been with land. 2008 land sales were almost half of what they were in 2007. Surprisingly, sales prices have remained fairly stable, but the active inventory of land is far greater than the number of land sold. When compared with 2008 land sales numbers, Cache County currently has more than 52 months of inventory. These stats might even be an underestimate as in most developments, not all lots for sale are listed on the MLS. Subdivisions usually only list a few lots at a time when there might be hundreds of available lots for sale. Even with the demand for rentals in Cache County, Multi Family Homes, Duplexes, Triplexes, and Fourplex Sales went down in 2008 compared with 2007. One reason may be that obtaining financing for non owner occupied properties became substantially more difficult. 42 Multi Family properties in Cache County sold in 2008. Down 19% from 2007. Home prices of duplexes actually increased while prices of fourplexes declined. There is currently more inventory (45 multi family properties) for sale in Cache County than sold all of last year, giving multi family properties 12.86 months of active inventory.
