Hi my name is Lisa Thompson. I am new to this whole blogging thing. My friend Lisa Udy is really into this, so I thought I would give it a try and see where it takes me.  I love working in real estate and enjoy meeting new people and helping them find their dream home or helping them sell their home.  I think Cache Valley is a beautiful place to live and feel very fortunate that my husbands employer moved us here 10 years ago.  The quality of life in Logan and the surrounding communities is what most people dream of.  We have everything right here within, at the most a one hour drive.  Shopping, snow skiing, water skiing, hiking, restaurants and several community events.  I could go on and on about the beauty and the wonderful people that live in this valley.

The Logan, UT homes market is picking up recently. Today has been hectic to say the least, and this weekend I had more people call me then in recent weeks. There are currently 69 homes in Logan, UT under contract, and 266 on the market. There were 101 properties in Logan, UT sold as of May 18, 2009, with 26 sold in the last month.  These numbers indicate the Logan, UT homes market is starting to pick up. I don't know if it's just the season, as this is the most active time for real estate, or if it's a market shift. Whatever the reason, I do know that if you find a home in Logan, UT that you like, don't hesitate or it may be too late. The Logan Utah housing market has the most inventory of homes in the Cache County area. As a matter of fact, Logan has more homes for sale then there has ever been in my 9 year real estate career.  This is both a bad and a good thing. Bad if you want to sell your home, but great if you want to buy a Logan, UT home.  The last time I checked the amount of homes in Logan, UT on the market was just over 260, which was on May 13, 2009.  The good sign is there are only 11 short sales in Logan. This is a good sign because that means people are selling, but not necessarily because of drastic financial hardship. Kartchner Homes came to our office meeting today. They have slashed their prices, and have focused on making their new construction homes affordable. The base price of their homes, without lots, is $92,000 for 3 bedroom, 2 bath, 2 car garage, Tri-Level Homes near 1,500 square feet. These homes also come with unfinished basements, that can potentially be 4 bedroom houses. In the Green Meadows and RoseHill Neighborhoods, the base models of these homes can be purchased for less than $150,000. New Construction homes in Logan haven't been this cheap for years. For the past year I have looked outside my office window and watched the gradual construction of the mega Wal-Mart super center. This building is huge, and it is almost complete. In fact, the hiring office opened today, and they are expecting to hire more than 300 people who will begin training in May. While this isn't the most exciting announcement ever, It is good economic news, even in a market like Cache Valley where unemployment is among the lowest in the nation. This announcement should help the Logan real estate market as many of the new hires will be from out of town, and will need to buy Logan Homes.   And if you're looking to relocate to Cache Valley to work for Wal-Mart, you might as well use Cornerstone Real Estate Professionals, our office is across the street.

In the past, the internet provided a good tool for viewing homes for sale. You could see pictures, and get a good feel for the properties for sale before taking the time to call you Realtor. One thing you couldn't get a feel for was the neighborhood the house was in. Was it near businesses? Busy Streets? was it the nicest home in a neighborhood of beaters?... According to the US census bureau, the Logan UT metro ranked 9th nationally for population growth between July 2007 -2008. It grew by 3.2% and added nearly 4,000 people. About one third of the population growth was from people moving to the area while the rest was from a higher than average birth rate.This is another reason why the Logan UT Real Estate market is still so healthy. Statewide, Provo UT ranked 6th, and St. George ranked 10th nationally for population growth.

Is it possible, will the current ridiculosly low mortgage rates will go even lower? Wasn't really low mortgage rates part of the fuel that got us into the economic mess? Well like it or not, it looks like mortgage interest rates will be going down. The Feds met yesterday and announced that they will spend an additional $750 Billion on mortgage backed securities, one of the driving forces for mortgage interest rates. Some are predicting that they will be lower than 4.5%. In December, when the Fed announced that they would purchase $500 Billion in MBS, mortgage rates reached their lowest point ever. The Utah State Legislation passed the NEW construction housing incentive last night where buyers can get a $6,000 downpayment grant to purchase new construction homes in Utah. More details should be made available later today, but here's what we know about it so far. The loan officer will request the funds. The funds must be used within 30 days of request. Home must have an occupancy permit. Buyer must not make more than 75K single or 150K for joint filings. This is for anyone not just first time buyers. There is only enough grant money available for 1,600 buyers, and it is on a first come, first serve basis. So start looking for New Construction Homes for Sale today at UtahCornerstone.com
