When you are buying a home you can't always rely on your loan officer to tell you what you can afford. The fact is that what you can qualify for and what you are comfortable with can be two very different things. To find out if you are truly comfortable with a potential monthly payment there are a few things that you should do... Develop a Realistic BudgetYou should develop a monthly budget and write down every single monthly cost and include a contingency fund of 10% for the unexpected. After the mortgage payment, do you still have enough to put some into savings? into an emergency fund? Logan Utah is such a beautiful place to live.  One of my favorite things about Logan, UT is how beautiful every season is.  Last night there was a storm and our mountain tops were grazed with the beautiful white snow this morning!  While summer has been warm and fun, I love the contrast the snow makes on the mountain peaks.  It probably won't stay long, but it will be back soon! Nobody likes paying private mortgage insurance. It's one of those monthly fees that feels like money is just going down the drain. It feels that way because It doesn't protect the homeowner. It is strictly for the lender in case the homeowner defaults on their payments and the bank has to foreclose. Because of the federal "Homeowners Protection Act", which applies to people who bought their homes after July 29th, 1999, there are some rules for lenders as to when they must cancel private mortgage insurance on a loan. The act says that homeowners can ask that the PMI be canceled when they have paid down their loan balance to 80% of the original home value and that the lender must cancel PMI automatically when the homeowner has paid down the loan balance to 78% of the orignal value. If you are looking for a great deal when buying real estate, one option to consider is going after a short sale listing. In Logan, we don't have a ton of short sales compared to other larger communities in Utah, but we do have a few.   So, what is a short sale?  Short Sale - Basically, a short sale happens when an owner of a home can no longer meet the payment requirements, and they ask the bank to forgive part of the loan amount to sale the property. The bank agrees to discount part of the loan balance do to an economic or financial hardship.   What this means to a buyer is that you have a chance to get a nice deal on the purchase of a short sale home. I am going to make a bold statement: The "FHA Energy Efficient Mortgage" is the most underused and under appreciated loan products available in the mortgage world today. And the biggest reason is that very few people know about it. Thus, I write this blog post to inform the misinformed on one of the coolest (no pun intended) loan products out there. The skinny on the FHA Energy Efficient Mortgage (EEM for short): The EEM is a way for buyers to upgrade the energy efficient products of the home (e.g heat and air conditioning, water heaters, windows, insulation, etc.) with an "add on" loan of up to 5% of the sales price. "Welcome Home Own in Logan" is a $7,500 subsidy or grant for first time home buyers in the city of Logan, Utah. It can be used for a down payment and/or closing costs. It turns into a grant if the home is owned for 10 years. It must be repaid if the home is sold, if the mortgage is refinanced, or the home is rented out in the first 10 years. To be eligible for the program you must be a first time home buyer which is defined as someone that hasn't owned a home for 3 years, those that own a mobile home that is not on a permanent foundation, those that own or lease a condo, and also those that are a displaced spouse. Summer is the busiest time for real estate sales in Cache Valley. From June 1st through the end of August 2009 home sales were almost identical to home sales numbers in 2008. The difference, is in the type of homes that sold. The average sold price for Cache Valley Homes in 2009 was down 6.28%. The median home sold price was down 4.52%. This doesn't necessarily mean that home values are down this much, what this shows us is that the lower priced homes are the ones selling. I broke home sales down into four categories typical for Cache County Homes. These are generalizations, and just categories put together by price. The majority of first time home buyers that I have worked with over the last few years haven't had much of a choice with the size of their down payment.
