Information gathered from the Utah municipal energy audits in Logan in Cache County, Utah will be used to determine energy efficiency, retrofitting and weatherization projects using funds from the Energy Efficiency and Conservation Block Grants (EECBG). Retrofitting projects will include air infiltration, energy efficient windows and doors, insulation levels, weather-stripping and caulking, and electric base loads.   Using its EECBG formula funding to retrofit and improve the energy efficiency of a number of it's municipal buildings that will result in substantial reduction in energy usage. Having a great credit score has always been important if you are applying for a mortgage. For most loan programs it will determine how much you will pay for an interest rate. As a loan officer I always love doing mortgages for people who have great credit. Why you ask?  Because it makes my job so much easier. It takes me half the time to process a mortgage for a borrower with a 720 credit score than for someone with a 620 credit score. The USDA issued this statement today regarding funds for their residential mortgage program... "This message is to notify you that program funding for the Single Family Housing Guaranteed Loan Program will likely be exhausted by the end of April, 2010. Once funding is exhausted, the Agency will not issue Conditional Commitments "subject to receipt of appropriated funds." This is because it is not certain when additional funding will be available." It's not like Rural Housing hasn't run out of money in the past. However, in the past they would issue "conditional commitments" meaning that the lender could still fund the loan and when Rural Housing got funding again they would "guarantee" the loan. Logan Utah Real Estate Market Statistics For February 2010   In Logan Utah there are 259 currently active real estate listings on the Logan Utah MLS.  In Logan Utah there are currently 43 homes under contract. In January of 2010 there were 17 Logan Utah homes that sold. Those homes sold were on the market an average of 111 days and sold at an average price of $125,333 at an average of $75 a square foot.  Out of those 17 homes sold, all of them were sold for less then $200,000. Whenever I meet with a potential client, "What are your closing costs and interest rates?" is usually one of the first questions. It's a good question and one that I would answer even if it wasn't asked. The problem with this question is that it usually comes at the very beginning before I know anything about the individual, their credit scores, down payment, employment history, etc. The fact of the matter is that interest rates and closing costs are going to be different for everybody depending on the individual characteristics of their loan application. My wife and I love sweets. We probably eat something sweet just about every day. We especially love ice cream and frozen yogurt. And so when Tummi Yummi's opened up in Logan, Utah, you could say we were more than ecstatic. There are a few good ice cream shops in town but nothing for frozen yogurt, which is like ice cream, but made in heaven. And the yogurt at Tummi Yummi's is amazing! I closed a loan this week that made me love my job as a loan officer even more and I thought I should write a blog post about it.   For the past year the Jones family (names changed for obvious reasons) didn't think they could get a mortgage to consolidate some medical bills that they had because they had heard about how hard it was to obtain financing (Thank you media...not!) with their credit score which was below 700. The profession of loan officer has been beaten up pretty badly in the media as of late. We were blamed for the sub-prime crisis and consequently much of the problems in the financial system. It's obvious now that there was some unscrupulous lending going on. Many of the loan programs that got borrowers into financial trouble are gone and I suppose that many of the dishonest loan officers are gone with those programs. Even with all the changes there are still some bad loan officers out there. But there are also some good ones. There were 41 Logan Utah homessold in the month of October.  That is the 3rd highest month for 2009 just behind June and August.  The Logan Utah real estate market still seems to be fairly steady.  In 2009, there was an average of 34 homes sold per month.  That may go down with the holiday slowdown in November and December.  In November 2008, Logan Utah had 31 homes sold.  We are on track to surpass that this month.

The October price per square foot for Logan Utah Real Estateis $83.  That is slightly up from September's $82 and matches the yearly average at $83 per square foot.  The price per square foot has up and down this year depending on how many sales there have been.  When Logan Utah homesales are down like in February and March, the price per square foot seems to drop as well.  It's a good thing I listened to my Economics professor in college....

October was a good month for real estate in Logan Utah, the third best month of the year to be exact. For Cache County as a whole, we broke triple digits for the number of homes sold. Home sales were up by 10% compared with last month, and up by more than 6% compared with October of last year. From an analysis of the home sales statistics, it is obvious that a good number of the home buyers during October were first time home buyers who wanted to take advantage of the $8,000 first time buyer tax credit that was scheduled to expire at the end of the month.
